I would like to object to the proposed change of use from residential to commercial. This is a rural residential area and a supermarket will cause a bottleneck of traffic in an area that is already being over developed with affordable housing. There is already a struggle for native animals to survive in an area with a significant population growth and this increased traffic will make the already endangered species of koala diminish more in numbers. There is already six supermarkets in the Morayfield area and several convenience stores, which are all within a 5-10 minute distance of each other. There are also various shops for lease throughout the Morayfield area so I don’t feel we need another shop built. There is a local set of shops at Nairn road which would have a significant financial impact of a new supermarket opening. Residence in the area would also have a financial impact of their house values with a supermarket opening next to them.

I think this is great, I hope they approve the supermarket and it call goes ahead. It creates jobs, increases value of the entire suburb and facilitates future development of the area. Full steam ahead I say, I see only positives.

I totally object to this. How many supermarkets do we need. This is disgusting that I have to watch our local wildlife struggle for survival. I think there is more then adequate housing and shopping centres to sustain our way of life. When is the council going to stop allowing big companies from making the little Aussie battler extinct. Nairn road shops are already struggling and it’s time the REAL locals take a stand against bullies in big business.
Stop destroying our rural areas. If I wanted to live in a city I would move to one but I don’t that’s why I’m out in rural area. I totally oppose to this.

I object to any further development around this area. We chose to live in a rural area and all around us there is development development development. They are clearing tress by the hundreds , where do the wildlife go ? There is no infrastructure in the roads to accommodate all this extra business and residential. Please put a stop to it!

Dear Sir/Madame,
I Peter Haggett owner of Lot 16 RP196983, adjoining the proposed Development to the East on Clark Rd, would like to have my say. I have studied the proposal and would like to raise a few questions in regards to the objection of the development. Through all of the planning, Engineering,Traffic, Proposal for multi-business/dwellings, no reference has been given to how this may affect my property!
If you were to study any of the maps/aerial shots or even visit the site, it would be obvious that any change will affect my property as we are on a 5degree gradient on the downside of the proposed development. As such any run-off would come directly across my property and enter the creek at the rear, I have concerns as to the health of the water should a development go ahead. We witness on a daily basis, Kangaroo's,
Wallabies, Sulphur Crested Cockatoo's, Whistling Duck's, Wood Ducks, Bandicoots and Turtles in/near the creek and believe this is of great importance to the area. I would like to see some reassurance/guarantee from MBRC that such species are protected from pollution if the proposal goes ahead!
When purchasing this dwelling Lot 16 RP196983, it was within the CSC boundary and as such the slogan for attracting people to the area was "where Lifestyle Counts". Since the amalgamation of councils I believe this is no longer the case, and has bred a culture of wannabe developers, who buy land purely for the process of making money. I would be happier if MBRC followed the original plan as outlined by CSC
and made developers stick to the plan, that way areas would only be developed as the infrastructure was planned in advance so sustain such developments, "do it right first time"!!
I would also like some answers to the following:-
1) Why has some services work already been carried out to the front of the property known as Lot 15, RP196983, when it is not fully approved?
2) According to the proposal submitted the site will/may consist of multiple uses, namely a Service Station, Veternary practice,Neighborhood Centre with accommodation etc. However we have the following services within a short driving distance of Clark Rd, and cannot see why we/us need these additional services as close to existing businesses.
Existing services within short driving distance (no more than 5Klm)
1. Service Stations, Convenience stores and Supermarkets:-
BP Narangba, Oakey Flat Rd BP Morayfield, Morayfield Rd 7/11 Service Station, Morayfield Rd Caltex Service Station, Burpengary and Morayfield.
Convenience Stores located within a 5k Radius are:-IGA Convenience store cnr of Nairn and Oakey Flat roads 7/11 Service Station, Morayfield rd, IGA Glenwood rd, Morayfield IGA Supa, Caboolture, Michaels rd Morayfield Shopping Centre, Coles, Drakes, Woolworths etc Woolworths Morayfield, Morayfield rd ALDI, Morayfield rd
Woolworths, Coles, Aldi, 7/11, IGA, Burpengary Morayfield Supacentre, Morayfield Rd, Caltex Morayfield Rd Just to name a few there are so many more.
Improve public transport to these existing commercial area that were purpose built in these areas as the areas were pre determined and planned and designed to be the commercial hub for our suburb
NOT my back yard.
Inprove public transport rather than just keep on expanding the sprawl and destroying our lifestyle and urban ecosystem.

2.Gymnasium's and fitness centres close to Oakey Flat RdGenesis Fitness, Morayfield rd Fun and Games Family Leisure Centre, Morayfield rd Fernwood Gym, Morayfield rd Morayfield Sports and events centre, behind Spotlight just had major expansions and refurbishments compleated, Morayfield rd Jetts, and world Gym Burpengary just to name a few many others already in the designated commercial areas of Morayfield.

2. Take-away's located near Oakey Flat Rd McDonalds, Morayfield rd KFC, Morayfield rd Hungry Jacks, Morayfield rd Eagle Boys, Morayfield rd Thai Delish, Morayfield rd
Subway, Morayfield rd (next to Woolworths) Hog's Breath, Morayfield rd
Eagle boys, Burpengary and Morayfield, Red Rooster Burpengary and Morayfield just to name a few of the junk fast food options in our area. There are so many more not mentioned
All of which are only a short distance away.
Improve public transport instead of expanding the urban and commercial sprawl.
Keep commercial activities in the area designed for those activities "Morayfield Road", this area has all the infrastructure already in place to provide ease of access for clients and operations of those businesses without disturbing the residents who reside in a rural residential area.
The keeping of these commercial activities to Morayfield Rd and Station road makes so much planning sense with the infrastructure already in place, the ease for security and emergency services to access and control, access by public transport.
Looking at the listings of local business's and services local to the site, I therefore raise an objection against the building of extra as per DA 30694/VCHG and DA/30694/2015/V2K

3) Looking at the IDAS Application Report - Traffic Page 36, the proposed continuation of Clark Rd intersection across Oakey Flat Rd, raises issues with the Intersection Angle not being as desired. I would like to raise this in the interest of road safety and/or proposed road usage speed limit. If the site is to be developed ahead of MBRC plans for intersection work, this is going to severely delay the traffic along Clark/Oakey Flat Rd, and puts a case forward to have any intersection works performed before development is undertaken. Can I be assured this will happen? Can I be assured that the developer will pay for these necessary road upgrades to support this application.
Improve public transport to the existing commercial areas will take cars of the roads and help reduce pollution, road accidents etc
4) Reading through the Engineering report it states that the site will become 85% impervious, meaning any run-off will be via LRO into the street side Swale in Clark Rd. I have objection to this for the following reasons:-
a) Any reduction in the previous area on the adjoining property directly increase water flow down Clark Rd. I have seen 6 occasions in the recent past where Clark Rd has been impassable due to road flood, and 1 case of a drain channel collapse close to my property.
b) At the rear of my property there is a natural creek/slow water flow, that in times of rain fills and then subsides in level over a few days. I am worried that any increase in Impervious sheet flow will add to these levels quicker and will pool for longer. Can MBRC guarantee that this change in site usage will not increase pool-age/dam levels at the rear of my property. MBRC will be held liable for any water, flood damage to my property. Will MBRC pay the increase to my flood insurance now the risk of my property flooding has increased dramatically??
c) The strain on MBRC and unity waters sewerage, roads infrastructure is inadequate to cope with any further building applications in this area. There is no way the rate payer should be burdened with any infrastructure upgrade costs to accommodate this or other building applications. ALL costs associated with any upgrades need to be payed by the developer.
d) It seems rather costly for the MBRC rate payer to pay for the upgrade to the water, sewerage infrastructure to the site, and the required road intersection.
e) Loss of Lifestyle and property value. I object to this application on the grounds it will destroy the lifestyle that I purchased when buying my home. I object to the this application on the grounds that it will reduce the property value of my home as no one wants to live next to a shopping centre and junk food outlet.
I have invested every dollar I have into my home. The home I purchased in a rural residential area that has everything I was looking for, space, privacy, lifestyle, and most importantly a healthy urban ecosystem supporting many endangered Australian native animals, birds and fauna.
I object to MBRC proposing to take all of what I have paid for away.
Without consulting the actual people who live here that pay the rates here that own the properties here.
MBRC are destroying Morayfield South and MBRC will be solely responsible for the extinction of Australian icons such as the Koala and many other species from my suburb along with the total destruction of my lifestyle, home and suburb.
This is why I am against the development going ahead.
MBRC planning, is as it says planning and this with it's 3 option approach appears to be rushing ahead and not run in co-existence with MBRC.
I hope you read and consider my objections with faith and I look forward to your response!!!

Please accept my submission to object to any approval of application 30694/VCHG and DA/30694/2015/V2K.
Please advise how this application with the massive lack of any urban infrastructure, the presence of significant environmental values including Koala habitat and vital water ways along with the planned fragmented land pattern will not constrain the ability to provide serviced urban land, other than for a small area that benefits only the Oakey Flat Corp Pty Ltd?
How is it that all the valid issues listed by MBRC on other non suitable applications in this area have somehow all now changed and are no longer an issue? the existing urban infrastructure constraints the area has, other developments that are within the in the MBRC Region that should be priority to complete first and mostly one being the area is not anticipated to be required for urban development prior to 2040?
Any approval of this application puts Morayfield south and the whole area at risk of having one of worst planned developments in Queensland. Nothing has been planned or analysed, no facts or proof given to MBRC to back up the Oakey Flat Corp Pty Ltd
application. If this premature, un- planned application is forced on to council to approve we risk jeopardising the whole future of Morayfield south.
ANY development of our area needs to be planned and developed based on proof and unbiased facts, very little infrastructure network planning has been done for this area.
MBRC have the opportunity to ensure this area develops to be one of the highlight suburbs of the whole MBRC area. A chance to make Morayfield South a jewel of Acreage properties living along side a healthy urban ecosystem which protects our endangered native wildlife along with protecting our chosen and paid for lifestyle.
The proposed type of development that the Oakey Flat Corp Pty Ltd
propose for this area will fragment, and compromise the potential development of the remaining Morayfield south area.
Adding additional costs to MBRC rate payers and any future development by having to replace, modify, upgrade urban infrastructure that was poorly and inadequately planned by Oakey Flat Corp Pty Ltd.

Morayfield South, is not serviced by all local government networks including roads, water and sewerage the development of the identified area will be bring forward costs that will not be subject to any infrastructure offsets as the site is not within the priority infrastructure area and there for these costs should be paid entirely by the Oakey Flat Corp Pty Ltd
It is totally unreasonable to even consider using MBRC rates or funds to subsidise the Oakey Flat Corp Pty Ltd groups premature and poorly planned application.
The only people who will benefit from this approval being approved are the Oakey Flat Corp Pty Ltd directors.
Instead of allowing Oakey Flat Corp Pty Ltd to clear cut and destroy large amounts of the environmental values MBRC want to preserve for current and future generations, MBRC should be refusing these applications and protecting the lifestyle and healthy urban ecosytems that Morayfield south has.
By destroying these environmental values Oakey Flat Corp Pty Ltd and MBRC will have shown the disrespect they have for the environmental values that make Morayfield south so special.
The proposed development is inconsistent with MBRC own conditions as the land use and infrastructure planning has not been completed for the Morayfield South growth area and it is premature for a development proposal to implement an ultimate residential or commercial use in the absence of detailed land use and infrastructure planning for the growth area. Along with the glaring fact that there is no need or requirement for any type of commercial, retail activity here. As the area has so much commercial, retail areas already built along purpose built and planned areas such as Morayfield road and Station road both of which are such a close distance away.
If any thing improve public transport to these commercial areas for those that don't drive and to help ease congestion on the suburbs roads. By keeping all commercial and retail activities to these planned and purpose built areas stops the ugly urban sprawl and makes the servicing and security of these areas easier to maintain.
The subject site is located outside the Priority Infrastructure Area (PIA) which is identified in the Local Government Infrastructure Plan.
The total lack of any public parks, green space and land for free community facilities is disgraceful, this proves once again that Oakey Flat Corp Pty Ltd just takes and gives nothing back.
The significant infrastructure burden to MBRC rate payers associated with the proposed development.
There are so many more valid reasons to refuse this application!
Will council advise whether the applicants Oakey Flat Corp Pty Ltd are to pay directly for the significant infrastructure upgrades required for this development?
As a MBRC rate payer it is unacceptable that our rates are used to benefit the profit margin of Oakey Flat Corp Pty Ltd.
Please advise that all the costs listed as additional trunk infrastructure to be paid by the Oakey Flat Corp Pty Ltd.
This additional payment condition is imposed on the basis of the following:
1. the development is for premises completely outside the priority infrastructure area;
2. the development would impose additional trunk infrastructure costs on the Council after taking into account the levied charges for the development;
3. the trunk infrastructure is:
(a) made necessary by the premature development of the site;
Will council advise whether the applicants Oakey Flat Corp Pty Ltd are to pay directly for the significant premature infrastructure upgrades required for this development?
As a MBRC rate payer it is unacceptable that any of our rates are used to benefit the owners of Oakey Flat Corp Pty Ltd.
It is outrageous and suspicious the way that Oakey Flat Corp Pty Ltd is dictating to MBRC officials the outcome of this application.
Morayfield south requires in depth, professional, unbiased integrated land use, infrastructure planning and environmental safeguards, so as to provide a liveable suburb, of acreage properties living along side a healthy urban ecosystem not a patch work , sprawling commercial retail rental slum of the future. It is only with further in depth planning work that MBRC can determine how the area can be developed efficiently to create a cohesive, desirable and sustainable urban acreage community.
In closing my family and I along with many other residents of Morayfield south all have the right to be given some clarity on how our lives, our home and the areas environmental values are going to be affected and protected.
We have a right to know what is going to have a direct impact on our lives,well-being, financial stability and for us to be the voice for the native wildlife that can not object to all the habitat destruction MBRC is currently allowing to take place. .

We wish to make you aware of a number of strong objections that numerous residents of Morayfield South have with regard to the proposed Material Change of Use for this site
We believe This application contradicts the Caboolture-Morayfield Principal Regional Activity Centre in the South East Queensland Regional Plan 2009-2031in the following respects:
We object to the building of a shopping centre and junk food outlet in what is a residential and rural residential area.
The need for this business to be built in this location has no logic as the the Morayfield Caboolture Activity Centre is less than 1.3 km away a mere three minute car ride or less than 20 minute walk.
The Morayfield Caboolture Activity Centre already has ample, GP surgeries, shops, vets, supermarkets and restaurants along with a vast amount of vacant commercial property for sale/ lease or unoccupied in the Morayfield/ Cabooltures service centre, the alleged demand for more retail and commercial properties is not warranted. Another junk food shopping centre is defiantly not warranted especially one built next to peoples homes.
The closing of the large Caboolture Sand and Gravel site at 369 Morayfield road and its development into more commercial activities has also added to the already ample supply of commercial activity in this area.
It is important to note that one of the new businesses to open at 369 Morayfield road is yet another petrol service station with a attched reatil shop. This site is only 1.8km less than a 3 minute drive from the proposed development. Morayfield south currently has three petrol service stations with retail outlets all within a 1.3 to 1.5 km from 192 Oakey Flat Road.
Approving the building of a junk food and shopping centre in this bush land acreage residential area is not only totally not needed, but out of place with the suburb and a vast injustice to the current business owners who have invested in and started their business within the boundaries of the Caboolture-Morayfield Principal Regional Activity Centre under the belief that commercial activity and therefore the concentration of their clients would be confined within the Caboolture-Morayfield Principal Regional Activity Centre.
The Morayfield Caboolture Activity Centre also has the existing transport and infrastructure to cater for these types of commercial activities already in place.
There are currently multiple shopping centres and junk food options serving the Burpengary/Morayfield
The developer’s claims that the area needs more commercial properties are unjustified, with the Woolworths Aldi Supa Centre only 1.8 km less than 3minutes. With Masters, Bunnings, Goodguys and many more commercial activities also the same distance away. Minor Convenience shopping is adequately supplied with convenience shopping available at the corner of and Oakey Flat and Nairn road, Seven 11 and BP and other shops less than 3 minutes away.
The last thing this area needs is any sort of fast food outlet or shopping centre; the roads and waterways in our area are already used as dumping points for wrappings and rubbish from the nearby fast food outlets on Morayfield Rd thrown from cars and pedestrians littering our footpaths and properties.
The anti-social and criminal behaviour that these types of commercial centres attract is also something that this area does not want and should be kept within the boundaries of the Morayfield Caboolture Activity Centre where proper policing of these areas is achieved more efficiently and cost effectively by police services.
The purpose of listing the areas to be of retail and commercial properties in the Morayfield Caboolture Activity Centre plan was to stop the ugly retail sprawl and to centralise those retail activities making access for services and clients to those retail areas easier. And most importantly making the servicing of these businesses safer, no one wants to live next door to a petrol service station along with the associated risks and pollution a service station will bring to a place where people live sleep and make their home.
The proposed site is already within easy walking distance to the existing shopping complex Morayfield Supa Centre. Therefor the need for another retail/commercial centre is unnecessary for Morayfield south. Our area is already served by a multitude of commercial and retail choices along Moarayfeild road as well as a local IGA close by at the intersection of Oakey Flat Road and Nairn road. The purpose of the above mentioned plan was to keep commercial activity centralised. To allow this development to go ahead is a clear contradiction of that plans purpose.
Areas closer to the Regional Activity Centre of Caboolture and Morayfield north are more suited for developments of this nature.
Water Run Off
The Morton Bay shire already has some of the worst water quality in its creeks, rivers and catchment areas in Queensland ultimately affecting the water quality of Moreton Bay. Some experts believe this poor water quality is due to the over development of our area. The destruction of almost 100% of the vegetation on this site and replacing it with a surface that is impervious to water penetration will only add to the run off and carrying with it all the pollutants that a commercial/retail and high density residential site will produce. The delicate wetlands ecosystems of the area that are not far from the rear of this property would be directly affected by run off pollution from this site, flowing onto other areas of Morayfield and Burpengary and eventually contributing to the pollution of Morton bay .
The MBRC web site even states the following:” Water is a scarce and essential natural resource. Conserving and maintaining water quality is especially important in Australia. Preventing or reducing water pollution protects our water quality and is essential to maintaining the health of our environment and our own quality of life.”
The close proximity of a vital water way to a large parking area and the petrochemical pollutants that will be washed off the parking and into our water ways has not been adequately addressed.
The very real occurrence of flooding to all down stream from this site. This application has no plan to retain and filter the storm water on its site prior to releasing it slowly into the creek. Why should my home be flooded out because of this site having NO water retention plan.
1. Traffic congestion
The proposed development is on a busy corner the risks of an accident are very real.
The road infrastructure for the area is already at saturation point.
Bottlenecks already occur daily at the Oakey Flat Walkers Road and Oakey Flat, Morayfield road intersection plus the Lindsay and Morayfield road intersections, the surrounding roads are then used as rat runs as commuters try to find any possible access out of the area. This puts the residents of Morayfield south at unnecessary risk to this type of congestion. The close by purpose built Regional Activity Centre of Caboolture and Morayfield have the adequate road infrastructure already in place to cope with the volume of traffic a shopping centre will produce.
Infill Developments of this type will only increase the saturation as it will deviate traffic away from the purpose built road infrastructure closer to the Regional Activity Centre which was purpose planned and built for these types of developments.
The risk to other people using Oakey Flat, and Clark road along with all other roads around the proposed development will increase, with the increase of traffic in the area along with traffic turning in and exiting traffic. The additional noise and light pollution along visual and vehicle pollution as a result of the additional traffic will have a negative impact directly on us, our neighbours and the areas wildlife.
The proposed plans and the Morayfield South road infrastructure do not allow for the amount of traffic that a development of this type would generate, It is unreasonable for the rate payers of MBRC to have to bear the additional road infrastructure costs and local road repairs cost that a development of this type would require.

It is also unreasonable for the residents of Morayfield South to have to waste more of their time gridlocked in traffic due to high density developments being built in areas where the road infrastructure is insufficient to bear the load.

There are already areas in Morayfield north and Caboolture that are more suited for this type of development with adequate road infrastructure already built capable of moving the traffic that this type of development would produce.

It makes total sense to keep this type of commercial activity within the original Regional Activity Centre of Caboolture and Morayfield areat for so many valid reasons eg; public safety, proper road infrastructure, public transport, pollution control, security, protecting our native wildlife’s environment and habitat along with protecting the place where we live and sleep etc.
It is also unreasonable for any MBRC rate payers money to be spent on upgrading facilities for this application ( or ANY) the necessary and required upgrades need to be paid 100% by the developer.

Please consider the valid reasons raised and reject the application Development Application DA/30694/vchg

Material Change of Use – for Local Shopping Centre precinct, to include retail fast food outlet and ancillary retail

I STRONGLY OBJECT to the above proposed development in the following respects:

1. This application is in contradiction of the Caboolture-Morayfield Principal Regional Activity Centre I the South East Queensland Regional Plan 2009-2031.
2. I object to the destruction of the healthy ecosystem these lots and this area has. As well as having a large number of kangaroos grazing and living here, there are a number of mature large trees, a wide variety of birdlife, koalas, vegetation upon which endangered black cockatoos feed, echidnas, bandicoots to name but a few. Most of these species are protected by law, therefore removing their habitat and replacing with a concrete jungle over the large percentage of the area, is not protecting anything other than someone’s commercial gain.
3. Rate payers, homeowners and renting residents have chosen to live in South Morayfield for the acreage residential opportunities it provides, and do not wish for high density housing with shopping centres, industrial estates, fast food outlets and petrol service stations to be on their immediate doorstep or over the back fence.
4. The acreage properties in South Morayfield allow living in harmony with our native wildlife, and we as a community have the responsibility to protect and promote this unique type of lifestyle and accommodation choices, rather than destroy them.
5. I believe this application proposal contravenes the Moreton Bay Regional Council’s own guidelines as to the preservation of the quality, character and amenity value of our suburbs.
6. Council have an obligation to plan our suburbs considering all aspects of that suburb, its residents and its wildlife.
7. I, and I believe residents of South Morayfield in the majority, am not against proper and reasonable development of the area, in a manner that respects the value of acreage or part acreage living and protects the native urban ecosystem.
8. Current demand and healthy property price is an indication that acreage properties and the lifestyle they provide are very much sort after by those who do not want to live in high density areas. People should not be forced to move from the area as a result of reckless high density development.
9. I do not believe there is a need for another fast food shopping centre. There are so many on Morayfield Road, which is a 2 minute drive or approximately 1.5km drive from the proposed development in question.
10. There are already ample shopping and retail outlets along Morayfireld road and station road. The three closest are only approximately 2 minutes drive away.
11. In terms of “convenience” type retail, we have the IGA on the corner of Nairn Rd and Oakey Flat Road, should it be too inconvenient to drive a very short distance further to go to one of the many supermarkets located within minutes of the area.
12. There are already more Coles, Woolworths, Aldi, IGA supermarkets than are necessary in the area, and the Morayfield Shopping Centre is a maximum of a 5 minute drive away – including possibly being stopped at traffic lights. We have absolutely no need for shops here.
13. We most definitely do not need a fast food outlet – all of the fast food chains are already represented in Morayfield, Burpengary, Caboolture and Narangba – we have multiples of KFC, Hungry Jacks, McDonalds, and Red Rooster already which are absolutely unnecessary. There is a large population of Morbidly Obese residents in the area and it is morally wrong to encourage the development of more convenience foods at this time.
14. I understand that MBRC will continue to cram more dwellings into our beautiful suburb, but people who choose to make it their home will be more than able to travel to one of the many shopping outlets in the area – there are busses along Oakey Flat road very frequently, and it is also easily within walking distance to go to the Morayfield Super Centre or the IGA on Nairn/Oakey Flat road.
15. The environmental impact of the potential run off of harmful substances from a petrol station and car washing facility will do lasting damage to our delicate ecosystem, and it is simply wrong, in this age where we are all trying to do our part to live more ecologically, that you should even consider putting a carpark in the middle of an otherwise lush and beautiful countryside is a environmental crime .
We DO NOT want it here.
16. I believe that the MBRC has an obligation to their rate-payers and residents to hold their best interests in the highest regard, and not be more concerned with lining the pockets of the few who seek to make these deals. A fast food shopping centre at 192 Oakey Flat Rd, Morayfield is absolutely NOT in the best interests of the residents who live around it. It is devastating and distressing that this is even happening at all.
I implore you to STOP this development. I will absolutely not partake in the use of the proposed facilities, and I know I will not be alone in that promise.
Please do not destroy our way of life – many have chosen this area because it offers the best in acreage lifestyle, while being conveniently located near the Morayfield Retail and Industrial centre – I DO NOT wish for that retail/industrial centre to be brought closer.

I wish to make you aware of a number of strong objections that numerous residents of Morayfield South have with regard to the proposed Material Change of Use - retail fast food, and ancillary retail)
This application contradicts the Caboolture-Morayfield Principal Regional Activity Centre in the South East Queensland Regional Plan 2009-2031in the following respects:
We strongly object to the building of a shopping centre, fast food, retail and the high density housing etc in what is a residential and rural residential area.
We object to the destruction of the healthy urban ecosystem these lots and this area has, this part of Morayfield South is typical of an older rural residential area, as well as having large densities of mature large trees and occasional watercourse it is also home to a wide variety of native bird and wildlife.
Koalas, many Kangaroos are often seen in this area.
The endangered black cockatoo and many other birds often feed and live in the vegetation found in the area the developers want to clear cut.
Morayfield Souths healthy urban ecosystem is already under duress with the slash and burn, clear cutting of neighbouring lots but the whole suburb is not yet totally destroyed.
It is not too late for MBRC to protect what remains by refusing applications of this sort.
The very reason why we and many others brought into a master planned acreage properties suburb was not to have what the developers and MBRC are trying to force onto us now.
We brought into Morayfield south for the acreage residential healthy ecosystem lifestyle, not high density, shopping centres, fast food and petrol stations.
Destruction of Acreage Lifestyle and Urban Ecosystem
I and many others believe MBRC should encourage developments to create places and spaces which meet the needs and provide land choices of all people (not just the destructive high density living developments that this application propose) are visually attractive, safe, accessible, functional and fully funded by the developer, be inclusive for people and wildlife, have their own distinctive identity which maintains our acreage properties local character.
The acreage properties of Morayfield South living in harmony with our native wild life present MBRC an incredible opportunity to protect and commercially promote this unique type of lifestyle and accommodation choices.
How many suburbs do you know of close to amenities in MBRC area that still have Koala's, kangaroos, Echidna, Bandicoots along with masses of native birds on their properties daily?
All which are protected species by law!
But what’s the point of protecting the species if council doesn't protect the habitat they need to survive.
If the proposed development went ahead as planned our lifestyle and the area’s wildlife habitat would be lost forever to the detriment of us and our future generations!
We believe this application proposal to contravene MBRC own guidance as it is to the detriment of the quality, character and amenity value of our suburb.
Council have an obligation to plan our suburbs considering all aspects of that suburb including its wildlife and the residents that actually live there.
Not just the developer who lives nowhere near the slum they propose.
The close dealing MBRC councillors and employees have with the companies concerned with the destruction of Morayfield South does nothing to restore the public’s confidence that all applications concerning Morayfield South are without corruption, unethical behaviour or conflicts of interest.
The Moreton Futures Trust that many of the MBRC councillors involved in Morayfield South have an active interest in is another source of mistrust for this area’s rate payers.
Many Morayfield South rate payers are adamant that the companies involved in development applications concerning Morayfield South have prejudiced the interests of council to accept and force through their applications to the detriment of the rate payers that own acreage property.
We believe the residents that live in Morayfield south are not against proper reasonable development of the area, a development that highlights the value of acreage living alongside a healthy native urban ecosystem.
But we are against the over-development, high density type developments that this application want and MBRC are considering for our suburb. This type of infill development is much better suited to areas closer to Morayfield and Caboolture centre where public transport and other crucial infrastructure already exists.
Council has the opportunity to develop Morayfield South into a purpose built affordable acreage suburb not just another Brisbane outer suburb high density dormitory rental slum suburb with all the issues and social problems that come with them.
Current demand and prices show that acreage properties are very much sort after by rate payers that don’t want to live in in a high density suburb. Those rate payers should not be forced to move due to the suburb, the lifestyle, the native urban ecosystem around them being clear cut and destroyed.
MBRC needs to learn from the mistakes councils like Logan and Ipswich have made approving so many high density rental developments in their area and the dangerous social issues those suburbs now have to live with daily.
Morayfield South has some of the best acreage properties left in Southeast Qld, why does council not consider for Morayfield South a quality purpose built acreage suburb with homes on 5,4,3,2,1, half or three quarter acre blocks. Look at the “hideaway estate” off Hunt road as a great example, or the small acreage estate just finished on Hauton Road that blends in perfectly with the suburb.
It is now time to ensure our native woodlands, the native wildlife that relies on them for their habitats, are afforded much better protection. It’s time for MBRC to show the community it is putting in place reforms leading to land clearing rates falling significantly. However, it is crucial that remaining habitat including regrowth is retained within the urban and peri urban footprint. Koala surveys undertaken over many years confirm the importance of retaining this type of ‘mature’ vegetation for the remaining residential koala populations. These sites also become vital ‘sinks’ for displaced koalas and other wildlife coming from areas previously totally cleared of vegetation for these high density applications and their related infrastructure.
Water Run Off
The Morton Bay shire already has some of the worst water quality in its creeks, rivers and catchment areas in Queensland ultimately affecting the water quality of Moreton Bay. Some experts believe this poor water quality is due to the high density over development of our area. The destruction of 100% of the vegetation on this site and replacing it with a surface that is impervious to water penetration will only add to the run off and carrying with it all the pollutants that a commercial/retail and high density residential site will produce. The delicate wetlands ecosystems of the area that are not far from the rear of this property would be directly affected by run off pollution from this site, flowing onto other areas of Morayfield and Burpengary and eventually contributing to the pollution of Morton bay .
The vast additional run off from this site will cause flooding on my property.
The close proximity of a vital water way to a shopping center fast food with huge parking lot with petrochemical pollutants that will be washed off the drive way and parking area into our water ways has not been adequately addressed.
When my property floods who is to blame MBRC??

Traffic congestion
The proposed development is on a busy road the risks of an accident are very real.
The road infrastructure for the area is already at saturation point.
Bottlenecks already occur daily along Oakey Flat and Walkers Road. The surrounding roads are then used as rat runs as commuters try to find any possible access out of the area. This puts the residents of Morayfield south at unnecessary risk to this type of congestion.
The close by, purpose built Regional Activity Centre of Caboolture and Morayfield have the adequate road infrastructure already in place to cope with the volume of traffic fast food and retail shopping centres produce.
Infill Developments of this type will only increase the road saturation as it will deviate traffic away from the purpose built road infrastructure closer to the Regional Activity Centre which was purpose planned and built for these types of developments.
The risk to other people using Oakey Flat & Clark roads along with all other roads around the proposed site will increase, with the increase of traffic in the area along with traffic turning in and exiting traffic. The additional noise and light pollution along visual and vehicle pollution as a result of the additional traffic will have a negative impact directly on us, our neighbours and the areas wildlife.
The proposed plans and the Morayfield South road infrastructure do not allow for the amount of traffic that a development of this type would generate, It is unreasonable for the rate payers of MBRC to have to bear the additional road infrastructure costs and local road repairs cost that a development of this type would require.
It is also unreasonable for the residents of Morayfield South to have to waste more of their time gridlocked in traffic due to high density developments being built in areas where the road infrastructure is insufficient to bear the load. Approval of such developments as the proposed will make commuting through Morayfield south a traffic congestion nightmare.
Every route in Morayfield South will be over capacity if MBRC continue to approve these and other types of in fill applications.
We the residents of Morayfield south didn’t purchase our acreage properties here to have MBRC over approve high density housing estates in our suburb. We chose to purchase in a suburb that had space, lifestyle and a healthy urban ecosystem. If MBRC continue to approve developments of this nature Morayfield South will become one of the most congested suburbs in the whole region.
MBRC has an obligation to the residents that purchased a acreage lifestyle that already call Morayfield South home and MBRCare employed to preserve our chosen lifestyle and native urban ecosystem.
By MBRC approving applications of this nature council is destroying our lifestyle, the current residents of Morayfield south already have to fight our way through traffic gridlock every morning and every afternoon wasting valuable time we should be spending with family, at work or at play.
There are already areas in Morayfield north and Caboolture that are much more suited for this type of development with adequate road infrastructure already built capable of moving the traffic that this type of development would produce.
It makes total sense to keep this type of commercial activity within the original Regional Activity Centre of Caboolture and Morayfield area for so many valid reasons eg; public safety, proper road infrastructure, public transport, pollution control, security, protecting our native wildlife’s environment and habitat along with protecting the place where we live, sleep and call home.
The need for this business to be built in this location has no logic as the the Morayfield Caboolture Activity Centre is less than 2.5 km away a mere three minute car ride or less than 20 minute walk.
Caboolture-Morayfield Principal Regional Activity Centre
The Morayfield Caboolture Activity Centre already has ample, GP surgeries, shops, vets, supermarkets and restaurants along with a vast amount of vacant commercial property for sale/ lease or unoccupied in the Morayfield Cabooltures service centre, the alleged demand for more retail and commercial properties is not warranted. Another fast food shopping centre is defiantly not warranted especially one built next to people’s homes.

Please reject application 30694 and help keep Morayfield south a great place for us and the native wildlife that call this suburb home as well to live.
