    Please stop this application!Epping should protect the heritage!the new apartment is too near to both school and Oxford central apartment,only 9meters will definitely block the sunlight to people live in 36-38 Oxford street。there are too many apartments on Oxford street, and currently the street is always in congestion! we all want to live in a peaceful and sustainable community! please stop this plan!

    I would like the Council and Planning Authority to revisit this application too. The two new buildings are too close to the existing Oxford Central buildings on 36-38 Oxford Street Epping. It will definitely impact to the right to sunlight (especially in winter), security, and privacy from overlooking.

    I hope the Council and Planning Authority can give more consideration to the residents who already live in 36-38Oxford Street. If they want to build a high-rise, it will block the sunlight and give them a poor residential feeling. Because the two buildings are too close to each other. Secondly, the residential buildings here are not less, the road is not spacious, will bring the impact of congestion.

    Alongside residents, I wish to add my own strong concerns and objections to the new applications that has been submitted for the above, A number of people that live near the site approached me to voice their concerns about the impact of the proposed development. and I wrote to the NSW Joint Reginal Planning Panels to support residents and formally express my opposition to the plans.
    The majority of the community do not want a large scale development anywhere in the area. One of those 'dispersed development' is currently being built and the others are going through due process.(44-48 oxford st; 45-52 oxford st; 29-33 oxford st;etc) So this demonstrates the effectiveness of the neighbourhood plan in delivering what Honsby/Parramatta council actually requires and not what a developer wants to build just because land is offered.
    These included greater traffic increase and noise given the intensive use proposal of the property with social visitor and contractor visits, however, I did not find any specific traffic control plan from the council website. There is only one block of distance from the Epping station to Chester st cnr, I wonder how can we handle the traffic with all the high rise buildings among Oxford street.
    The high raised building will not only dominate the view but also the sunlight to lower apartments, and will result unreasonable offsite amenity impact on land to the north as a result of visual bulk and loss of privacy, falling to comply of urban design principle.
    Additionally, we do love the heritage cottage on the site that remains green and vintage look in this area. The plan proposed the removal of the atmosphere that currently exist on the land, further impacting the pollution from the site.
    I am pleased the concerns residents have expressed have been taken into account.

    It is very sad to hear the Heritage Item cottage at 48 Oxford Street, Epping is to be demolished on Thursday 27 August 2020 as determined by the Sydney Central City Planning Panel. Presumably this is either to activate the site before the DA expires or in preparation for construction to commence on the 15 & 18 storey apartment towers approved. I hope they can leave some of the trees. I don't think they have consent to remove the street trees.

    It is unreasonable the consultation was done prior to settlement of 36-38 Oxford st. Sad to find out that the heritage cottage will be demolished and residents that will suffer from the noise of construction

    I would say NO to this!
    Firstly, for a long while, this Heritage cottage with it's stunning street facing front garden with the church opposite it has been the most attractive and scenic view around this area. No matter in which season, it always give Epping residents and pedestrians a very comfortable feeling when bypassing this location. It's sad to see the development plan to knock it off. Are we really in the time to suffer the living room in Epping now so we have to demolish such a beautiful memory?
    We understand the country needs some infrastructure to stimulate the economy however, why we have to pick up this narrow and small area? Also, Does Epping's population can support these newly high-rising dwellings? How about other associated ambient facility and support? How can the Oxford road and the railway bridge area's limited capacity congest the spiking traffic?
    If knocking off the heritage cottage is only for activate the DA before it's expires, rather than doing the development right now, does it sound dodgy? Is there any other way for the developer to do without mop this beautiful essence from our community? Shall we try to leave something to show our kids rather than all the concrete jungle?

    Additionally, the size of land is very small, leaving the rear setback distance with only 4~5 meters to the boundary of which, the opposite side is the 36-38 Oxford centre that has 9 meters setback. This would make the distance between two building blocks within 13~15 meters. However, the minimum separation distance for buildings over 9 storeys must be at least 18 meters between habitable and non-habitable rooms, and 24 meters between habitable rooms/Balconies. This DA approval just looks get down by assuming 36-38 building is not existing. With the DA plan if going up with the actual, building, there would be no privacy for both sides, and also sunlight, shadow issue, view problem for 36-38 building. As the settlement for 36-38 oxford centre was back to last November'19 only, however, no residents actually received any proposal for the DA regarding 44-48 Oxford street. Resubmit the DA and get it approved by now again look like playing the timing game and completely ignore the rights for 252 units in neighbourhood.

    I do hope this plan with knocking off the cottage house and put new two new 18 storeys high-rising building to be reconsidered by our council. We need some functional facility more in this area.

    I strongly object this application. It is too close to 36-38 Oxford, this will cause privacy issues and block sunlight for the residents. In addition, the road will be more congested with too many high- rise buildings,heavy traffic is also a huge threat to students safety. Please take these concerns into consideration and revisit the plan!

    As the new resident of Epping, our family are shocked that the beautiful heritage cottage will be removed. What makes us more disappointed is that we’ve never been informed of the construction of two new high rises right in this area . Where is the permits and notifications here? We are worried about the attraction of Epping, overcrowded properties, shortage of parking and so on. Not to say the surrounding dwelling and school would suffer overshadowing from the proposed apartment block. Therefore, we are writing to express our concern about the development of epping and protesting the decision made by local council. Since this area have many more new residents, we strongly believe council should ask for all tenants and owners’ consent, reconsider and reassess the approval made years before. And we will do everything to protect our right.

    As a resident of Epping, I strongly object to the development plan at 44-48 Oxford street. Our families all felt quite shocked and disappointed when we were suddenly informed demolishing commencement of the heritage next to Oxford Central where we live. Having seen all the existing high-rise building, Poly Horizon, Jardine Epping, Oxford Central, no such two sites closed to each other found, if these two built, they will no doubt shield the all day sunlight to all the north-facing rooms at low and middle level, and loss of privacy minimize the residential living quality for people who live at Oxford central, here I mean every level of north-faced room.
    Additionally the huge DA Longston is already under construction, and it already add too much traffic pressure on the Oxford street. Every time I feel very dangerous and worried when I drive out from our garage, cars parked alongside the road always blocked my left and right check point before making a turn. How can our children be properly protected in peak hour, despite this 44-48 Oxf st is so closed to Arden school.

    I hope Council and Planning Authority to revisit this application and deeply consider our concerns and our next generation. There are too much high-density building built in Epping at the moment, and resources and pressure burden capacity has reached to its limit. We currently wouldn’t like to see high-rise building anymore, enough is enough, despite this new plan is so closed to the existing site and none of living residents has been properly informed about this new DA when we bought or rented the apartment.     This construction plan is completely unreasonable and unfair to the residents who are lives in 36 & 38 Oxford St, Epping. I’m truly believe this will not happened in Australia. The distance between of two buildings are only 12-15 meters, its definetely block our sunlight and view. Also, we can see others personal life completely because the distance betweem two buildings is toooooo small.

    its unfair to everyone who bought this property in epping. Please stop this plan! !! Please protect our right as an epping resident!! please don't ruined our lifestyle and our property!! We will do everything to protect our own right.

    I strongly support the development of the high-rise at 44-48 Oxford Street, Epping NSW 2121, it is because, Epping needs to develop to become another Chatswood, Our mind can't be narrowed anymore. Now, there are not enough shops and supermarkets in Epping, we need to have more high-rise apartments to make the suburb looks more modern and energetic! I believe, not just high-rise apartments, we also have to have a shopping mall in Epping! Heritage? Too old fashioned!
    I hope more developers will realise Epping is a potential suburb for new apartments!

    Epping does not need to develop to become another Chatswood with overshadowing. It is narrow-minded to think we can't respect the suburb's heritage and embrace suitable development at the same time.

    Because of the high density high rise developments, Epping now has nothing much to keep residents in their local area. We have to leave the suburb to work and shop,. Office space has been on a major decline, traffic is a nightmare, and streets are parked out by cars not accommodated by units or those seeking to use trains.

    We do not need to have more high-rise apartments to make the suburb looks more modern and energetic! It does the opposite and looks like a slum.

    A shopping centre is essential in Epping, which should include supermarkets, dining, coffee shops, etc., but not to the detriment of open space.

    The state government has a lot to answer for: allowing developers to build units to their hearts' content purely to line their own pockets, and without a moment's thought to the people they may be building them for.

    A multi story public car park would be a good alternative to accomodate existing residents travelling by train.

    This public comment system seems completely futile when discussing multimillion dollar developments. The people’s voice falls on deaf ears. Which should shame those involved but it doesn’t.

    Progress and development is inevitable but to lose the history and ambience of a place while not gaining anything in terms of infrastructure and culture is just insensitive and uncreative.

    This DA was approved before the settlement of the 36-38 Oxford street, Epping which is just next to the 44-46 Oxford street.

    The DA plan did not provide any chance to let neighbourhoods raise the concerns, as those neighbourhoods have not bee settled until the mid of year 2019.

    This two high tower buildings are too close to the existing 36-38 Oxford apartment buildings. Please revisit this DA and provide the rights to the neighbourhoods to raise their voice and adjust it accordingly if needed.

    Absolutely no! Please please please! You must come to Epping during the day to see how dead it is due to the lack of commercial spaces! Already during the weekend the traffic is so bad on Oxford Street and you want to include more apartments? We need commercial spaces to support the local businesses not more apartments!! Bring jobs to the area for god's sakes! Also, as the others have mentioned already, this development is way too close to the existing 36/38 Oxford St buildings potentially blocking out all sunlight. I'll be taking legal action if this development takes off.
