The planned development at 95 Allen street appears to be over development and inconsistent with the current street settings. It is a shame to see the existing solid house with established gardens being destroyed to make way for a bulky disgrace on the current street scape. If allowed this would create two of the narrowest blocks in Leichhardt at 5.1m each, where the majority of blocks are at least 6m. The houses would be around 4m wide which is too narrow for a 4 bed + study house. The plan reduces parking spaces in an already congested area. The planned double story development will overshadow neighboring properties and raise privacy concerns. The DA claims the development appears like a one story house, which is comical given the immense scale and bulk of the proposal compared to neighboring properties. A subsequent letter raising detailed objections will follow.

The proposed development at 95 Allen St, involving the subdivision into 2 lots (95 and 95A) and the building of 2 semi-detached duplex-style dwellings, raises a number of concerns.
As you are probably aware, recent changes to the bus transport provider in the area will mean extended bus stop hours on the Allen St route. This will remove several night street parking spots from this already congested block. It seems highly unlikely that 2 houses, each with 4 bedrooms, will make do with only 1 off-street parking spot between them.
The proposed dwellings, at two storeys, also present overshadowing problems for Nos 97 and 93 Allen Street, and associated privacy issues. Two bedrooms, a living room and the rear sundeck of No 97 will be affected by line-of-sight privacy and proximity to the boundary.
If all 8 bedrooms in this proposed duplex development are occupied by at minimum 1 resident each (where once only 2 people lived in 1 house), this generates further privacy, sound/noise pollution concerns by sheer numbers. Add backyard swimming pools and the noise and privacy issues escalate.
I would appreciate being kept up to date on the progress of this application.

The recent extension of bus route times on this street, coupled with the short walking distance to Hawthorne light rail and local shops, make this an ideal candidate for duplexing. I support this DA.
