The concerns and objections we have regarding this proposed development:
Impact on Privacy: the proposal will have 5 (five) 2-story units directly facing and overlooking the residential properties to the south namely 59, 61 and 63 Junction Rd.
The proposal will adversely impact on the privacy of those 3 properties.
Traffic, parking and noise impact: This corner development proposed on Junction Rd has bus stops at front and opposite.
The proposed entry-exit driveway servicing the additional 10 properties at the subject proposal is also directly opposite the driveway of 61 Junction Rd. This will impact adversely on traffic and create a dangerous area for both pedestrians coming off buses and traffic maneuvering both driveways and bus stops as well as the approaching intersection with Wahroonga Avenue.
An extremely dangerous additional factor is the narrowing and merging of the road from west to east at the subject proposal to ward Wahroonga Avenue intersection.
The already fast moving traffic from both east and west will be confronted by additional new hazards and will be extremely dangerous as cars overtake stationary buses and slowly turning cars near and across both the bus stops.
The area is often used by people to cross Junction Rd, for example it is a necessity for those local residents who are using the bus. The crossing is extremely dangerous and will likely cause further injury and death in the near future if the development is approved and goes ahead.
With limited parking spaces for visitors it is likely that visitors will be parking on Junction road, again causing dangerous conditions for children and adults and the elderly who use both bus stops and intersection.
The proposal will cause increased noise. It will also detract greatly from the streetscape of low density housing with most houses in the area being of character and quality of style.
The new densely positioned townhouses will detract greatly from the serene streetscape and create an unattractive and unwelcome crowded development on both Junction Rd and Wahroonga Ave.
The only possible option if this development to proceed is to change the sole access to the proposed property be via Wahroonga Ave. If this is not possible then this development should be rejected.
