Document upload not working. Please re-upload the plans. This seems like a lot of apartments. Increased densification to the area by making apartments smaller. Although car parks are being put in, this suggests that the public car parks in the area will get even busier as residents use them. Question why the building is being allowed to be 1 floor higher than previously? Also, this is absolute waterfront. Architecturally, it would be good to have a building that looks good in this absolutely prime beachside location.

This is a prime, high visibility location. It should not be higher than the current building. It should not force the buildings behind it to seek to be higher or to set an unnecessary precedent for the area. There is no reason for this. It needs to have an exceptional frontage design as it is absolute waterfront but it should be in keeping with the current style of the area. Council should insist on reduction in square meterage of the proposal

Once again developers of ocean front properties push the envelope when it comes to complying with LEP guidelines. There is no need for this development to exceed mandated height limits & FSR ratios.

The existing building is an eyesore, but we should Ben using this as an opportunity to add to the quality of buildings in our area. Please council take this opportunity to get better buildings on the Maroubra waterfront. 1. This design is a bland building for such a great location. If you compare this to 126 Marine Parade, it’s clear that 126 made more of an effort to create something interesting in such a prominent position. This is just blocks of white concrete and glass with a curved edge. Please can they spend a bit more money to produce something a bit more interesting for this prominent position. 2. There is no real reason why they should be allowed to add another floor. This just results in more height increases, as council OKs one higher floor on this building, and then the building next door asks for one too. No thanks - this is just a $4mn profit for the developer, Thankyou Council. 3. They’re already using the rooftop as a collective space anyway.

The existing building is in poor condition and appears to be riddled with concrete cancer. It it in a prime location and its approval is likely to be used as a precedent for other developments in the area and in particular, Marine Parade. The developers are clearly "trying it on" with an additional level. Further, the number of car spaces seems inadequate for the number of occupants. Reducing the proposal by one storey but retaining the number of car spaces. I am also concerned that there is no indication that the existing commercial occupiers will be able to continue their type of business as I would assume rents would skyrocket under the development. I hope the Council will show a resistance to this type of opportunistic development.
