    double storey is not a good idea. nothing on this street build two storey and look out of character to the whole street. this is not a street near the railway station or shopping centre.
    it also blocking sunlight and overshadowing to my house
    also privacy from overlooking
    what about the tree they are going to remove. it might damage the retaining wall between the two properties

    The unit is on the lower side where the single story will be built. I don't see this to be much of a problem however the double story dwelling proposed for next door will be of concern as it will be built up against the fence causing loss of light, problems regarding the retaining wall which is on our lower side and also to be looking but at a very tall brickwall. This is also a privacy concern no matter where the windows are placed.
    My concerns with the single story is the water run off as I'm the lower side with a retaining wall. If there is not appropriate drainage/plumbing for their backyard whether it's grass or pavement, the overflow will flood into mine and now next doors backyard. This is a big problem.
    Hilda Ave only has a few double story properties at the top end of the street where it's fairly flat. Where I am there is none and can cause privacy concern as our backyard amd bedroom and bathroom and kitchen is inn that side, loss of light causing dampness, fungus, mould (big health issues).
    Please consider for 2 single story dwellings and not a double story at all.

    6 months ago. They apply for 1 double and 1 single unit to build on 11 Hilda ave. Neighbor like me will and already objected this plan with Knox city council.
    Now 2019 owner/developer if 11 Hilda ave wanting to build 2 double storey unit.
    Hilda Ave is not a high density area and it shouldn’t be.
    4 smaller single storey units was here for 20 plus years and was build on a slope which is lower then 11 Hilda ave.

    Therefore the new application for 2 Double storey is not a good idea. nothing on this street build two storey and look out of character to the whole street. this is not a street near the railway station or shopping centre.

    what about the tree they are going to remove. it might damage the retaining wall between the two properties
    delivered to the plan
    The new plan summited this time 2019 is worst then the plan they submitted 6 months ago 2018.

    This time when I inspect the application and their current building plans. I again strongly disagree and against the proposal of the build of the TWO Double storey building right next to single storey unit. (Which build on a lower ground level)

    While I was checking “Application for planning Permit: lodged 30-7-2018 and “Amendment to planning application” on 28-2-2019. I compare the two building/floor plan. I cannot see any change for the building plan apart from applying to build 1 double storey in 2018. Now February 2019 they apply to build 2 double storey.

    I also found that “Application for Planning Permit”. The developer/Owner of 11 Hilda ave only take photos of number 13 and 15 Hilda Ave. They did not take any photos around number 9 Hilda ave and submit to Knox City Council for our Council to justify the impact to number 9 (all four units).

    I cannot picture myself to looking out my bedroom window, walking out to my backyard or even having dinner in my dinning room at the same time looking at two tall build everyday.

    Reason for objection:

    Lost of sunlight and overshadowing

    Number 9 Hilda ave is build on a lower level (at least 1 meter lower) then number 11Hilda ave. This is because Hilda ave is in a slope.
    The plan here is to build TWO double storey units, which build right behind to my dining room, kitchen and backyard

    While I was inspecting the planning documents. After inspecting the (9am, 12pm and 3pm)SHADOWS and STREET SCAPE Plan. I totally disagree the 9am shadow drawing. How can the shadow be the same with their double garage and the TWO storey building cover pretty much the same length of shadow.

    As we know the double storey is much higher then the garage. The shadow is the pretty much the same in the drawing. While looking at the street scape. I can see the subject site is much higher then 9 Hilda ave. It might not be a big deal for the builder who draw this plan but it is a very big issue for me who will be living right next door and potentially loosing all the sun morning sunlight. Hilda ave is not a high density street and it shouldn’t become a high density street where we cannot get enough sunlight. Specially the morning sunlight.

    Overshadowing/Lost of sunlight in my garden area could also lead to different big issues such as:

    ▪ Fungus love moisture and little sunlight which is bad for human health.
    ▪ Moisture which Termite love this condition.

    Lost of privacy and overlooking

    After inspecting of their FIRST FLOOR PLAN and GROUND FLOOR PLAN for both Dwelling.
    I found that my main bedroom and backyard will be fully expose to DWELLING 1, BEDROOM 2 AND 3 (second level window facing NORTH).
    My kitchen and dinning room and part of back yard also expose to DWELLING 2, BEDROOM 2(second level window facing SOUTH).

    Removal of trees and Bushes

    A lot of trees and bushes will be removing and I can understand this. However, I have a concern of the safety of the fence and retaining wall between the number 9 and number 11.
    While I inspecting the current plan, I believe they are going to Remove all the trees (Big and Small) can have an effect of the surrounding soil also lead to a high possibility damaging the retaining wall and fence in my backyard.
    Removing all the plant possible make the surrounding area hotter during summer time.

    Street Character

    Location of Hilda ave is not a street near shopping centre or railway station. It is not a street need to become a high-density living area to build a (4 bedrooms + study room) all in a double storey unit. It’s over crowed for the plan they proposal.

    It’s also totally out of the neighborhood character. If this double storey proposal got approve here. More double storey proposal for this street could happen. Hilda ave will become overcrowded with car, traffic congestion and increase of noise level.

    Lost of value of my property

    I am the owner of unit 7 number 9 Hilda ave. If I want to sell my unit. It will reduce the chance for me to sell at the correct market price. Due to a much taller building build right next to my unit.

    Suggestion and Concerns
    I like to suggest here can only build two single storey units. Due to the facts of Lost lost sunlight and overshadowing. Also Lost of Privacy and Overlooking. Street character and Removal of trees and bushes.
    To build 2 X 4 bedrooms Plus Study room Double storey is a NO NO.
    I am fine If they build 2 single storey unit and it is acceptable.

    2 double story houses are a terrible idea for the surrounding neighbours.

    A double story house along the fence line will eliminate any kind of privacy we have. We live on the back fence. It is also completely out of character for this area which only has single story dwellings. The problem will be worse for people on the downhill side of this property. They will 100% lose any morning sunshine they once had.

    The property that existed before the subdivision was great, lots of trees and privacy for all. It will be a shame to see so many trees removed a replaced with a 2 story dwelling.

    I just objected this plan 6 months ago when the land owner is 11 Hilda ave apply to build 1 double and 1 single storey unit.

    Now they apply for 2 double storey unit right next to my unit which build on a lower ground level then number 11 Hilda ave.

    I object the plan base on the following facts:

    Protection of privacy from overlooking
    My unit is build at a lower level then Number 11 because the street is in the slope. Therefore when a double storey dwelling is build. My bedroom and backyard will fully open to the 2 x 2 storey units they are going to build.
    Loss of sunlight (especially in winter) and overshadowing
    My bedroom, kitchen and backyard are all facing east. If a 2 X 2 storey units build next to my house. Therefore the morning sunlight can be block by their building.
    Where as the morning sun will keep the house warm in winter. loss of sunlight or overshadowing can potential increase energy cost to keep my house warm in winter.
    Where overshadowing and loss of sunlight in my garden area could increase the chance for higher humidity around my house. Which can lead to different big issues:
    • Termite which love moisture and they are bad for house
    • Fungus also love moisture and less sunlight area, which can have an negative effect on health
    For potential lost of sunlight or overshadowing for my backyard garden and bedroom area.
    • Lack of sunlight mean reduce the time which sunlight can travel into my bedroom therefore the room can become more cool and higher moisture during winter. Vitamin D can only be gain by sunlight naturally.
    • Insist of a view of the sky during day or night. We will be looking at the two storey building when try to have any outdoor activity
    • I don’t believe I can even grow any Aussie loved backyard Lemon tree to grow, any flower or even small herb garden.
    Residential Character
    • If a 2X two storey unit is build at number 11 Hilda Ave Boronia. This look totally out of the street character. None of the house or unit alone Hilda Ave are two storey.
    • Once a 2 storey building is build. More two storey building application and 2 storey might get approve. Which make this street overcrowded and become a high density living area. This might also lead to Traffic congestion, lack of car parking and increase in noise.
    Lost of vegetation
    Removal of trees and bushes when they build the new unit as per the application. Therefore possibility will damage the retaining wall between the two properties. Because Hilda ave is in a slope and my unit is build lower the number 11 Hilda ave.

    This is a great idea, the street is outdated and due for modernisation. It is going to increase values of all the properties in the street. I look forward to seeing the completed double storey houses.
