    This will be a really awful construction in our are. Parking plus traffic will be
    Very upsetting for all of us who live here. The roads and guttering are bad. Not only that the majority of us are retired and love our quiet area and young families who are enjoying a safe area to grow up You are spoiling everything that beautiful Woy Woy is and letting the community down by building these monstrous buildings to be built Councils will be making millions and the people who planned our lifestyle here are shattered. Very very let down by you all. We thought we left all this behind in Sydney. Being greedy by councils does not replace happiness that we have now. Cannot believe you will allow this.     Buildings not in keeping with the area, infrastructure roadside would need to be updated and improved. Additional parking would need to be provided. Additional pressure on school intake.

    The over development of the peninsula with multi dwellings is not what the current residents want. The traffic on that part of Blackwall Road is horrendous without 50 more cars needing access. The local shopping centre has had 12 shops close in 12 months, there is no investment in the area as far as roads and drainage. The local school on blackwall road will face enrolment growth and the funding won't match the growth. The council needs to show responsibility and reduce multi dwelling application approvals. The peninsula is not coping.

    The Peninsula is already struggling with overpopulation, without the resources to support this. Woy Woy Commuter Car Park is full well before 7am most mornings, traffic getting into and out of Woy Woy on both Blackwall Roads and Ocean Beach Roads in peak hour is a nightmare, and the same on weekends. There are Ongoing flooding and drainage problems in many streets in the area - can only imagine the waste of another 37 units and 7 houses will impact this. Council really needs to consider if Woy Woy infrastructure can support so many more people living on the blocks of land that would normally only House a few families

    I don’t disagree with this or any other development that will bring The Penisular out of the 1950’s but the New Central Coast Council needs to commit to infrastructure that will cope with these larger developments. Don’t just forget we’re here. Roads drains garbage all need to be looked at or The Penisular and indeed Gosford will fail.

    The roads on the Peninsula are over crowded. Footpaths are in dreadful condition, this is a beautiful area, developers are spoiling the character of the area. The horrendous building near the old pub would not be allowed so close to parkland and water fronts in terrigal. Design buildings that enhance the area. Don’t over populate and spoil the character of Woy Woy. Are the developers tearing down old houses to make room for future slums? It’s about greedy people who don’t live in the area cashing in and getting out, the residents are left to cope. The Council should really look at what they are doing to a beautiful piece of the Coast

    Will the current infrastructure cope? We have brown water and most of our streets don’t have storm water. Travelling to work this morning on the peninsula I could hardly pass the garbage truck on the road without driving off the road to avoid side swiping the truck.
    Will a development of this size put further pressure on our already limited infrastructures?

    Council, please do not approve this D.A. This is not in keeping with the nature of the area and will only add more strain to existing amenities and local infrastructure. This area should be built-up more than it already is!

    There really isnt need or want for something so big here. The roads are bad enough without adding extra cars/traffic... Woy Woy Will NOT cope with all these extra units.. the schools, shopping and parking wont cope. This is NOT Sydney where there are massive eye sores everywhere.. this is the coast, a laid back simple lifestyle... Stop trying to turn it into another sydney.

    Council, please do not approve this D.A. My concerns are :
    1) Bulk and scale of development is inappropriate. (too tall. footprint too large)
    2) A development of this scale would lead to an increase in traffic, a decrease in available parking, an increase in local noise, a decrease in available sunlight and a decrease in green-space for native birds.
    3) Design incompatible with current & desired character of area .
    4) Roads in this area are already behind in council curbing maintenance and guttering. This development would add to current maintenance issues.

    There are traffic problems already being experienced on the Peninsula which have yet to be addressed without adding to them with this development. This area is not able to cope with the influx of people contributing to extra traffic, sewerage and water usage. There are already problems for commuters accessing seats at Woy Woy station on full trains. Please consider the people living here who have moved here for a better lifestyle.

    Council, do not approve this D.A. my concerns regarding this D.A are:
    -scale of development is inappropriate. This area is already very heaverly populated.
    -development of this scale would lead to an increase in traffic, and available parking.
    -the need is not in line with the rest of the Penisular. We do not want high rises. this is not a city this is a beach town, a place for raising children and life style. Not a concrete jungle.
    -decease in widle life, native birds, trees.

    The peninsula is already struggling with the population it has now. When a train arrives from Sydney in peak hour Woy woy becomes gridlocked , both Blackwall road and ocean beach roads come to a complete standstill. Doctors and schools are turning away new patients / students due to closed books . This sort of development does not belong in Woy Woy . Stop approving these developments for the greedy developers. !!

    Most esteemed Council
    The accompanying comments by residents of the peninsula indeed do reflect justifiable concerns of over development.
    This proposed development however is simply too big, too high, too crowded and too intrusive for little old Farnell Road and it's residents, none more so than those who will have to live under it's shadow peering up at balconies that over look their every move as they go about their business in their own back yards and front gardens.
    Concerns of street parking, traffic, rubbish collection, shadowing, inconvenience to residents and noise during construction as well as the impact on bird life and more importantly peoples privacy are indeed worrying.
    I implore you to not pass this future eyesore, as is, without serious immediate resident and community consultation.

    The proposed development is not in keeping with the feel of a small residential street. It is to high, too crowded and would appear very intrusive to the privacy of current residents of Farnell Road.

    Has any consideration gone into whether the Peninsula can support a further increase of population? Will there be enough street parking; what will be the impact of increased traffic; do local schools have the funding/capability to take in more students; are stretched local medical services able to take on patients; and how will the current infrastructure cope with the influx of people?

    As it has already been noted by residents that will be effected by this development please COUNCIL consider what has not yet been addressed as far as infrastructure not coping NOW with water pipes bursting, parking, footpaths, drainage, noise, the LACK of Police after dark and when they are needed have to come from Gosford. Not even a Police Station to keep offenders under control, SO why add to the already woes of WOY WOY which I am concerned about as well as OUR GREEN SPACE being lost. Where does the runoff of rain go without lawn and gardens to absorb it only concrete adding to flooding of streets. THIS APPLICATION IS NOT FOR WOY WOY.

    Council, please do not approve this DA. My reasons:
    Far too large- it is bigger than Peninsula Leisure Centre!
    Traffic on Blackwell Rd is already gridlocked at peak times, this will only make it worse
    Train station car park already full by 7 am. Schools are full. We need better infrastructure before this type of development
    Not in keeping with surrounding area which is all low rise houses or villas

    This development is not blending with the area style and is definitely not suitable to the humble existing infrastructure
    Build better infrastructure and roads (with humane footpaths - ex: Kathleen street and many other with no footpath or even guttering, also roads are all single lane in the area with many roundabouts which are not designed for high traffic at all) before approving such massive scale development. if this one is approved a lot will follow and will be too late for infrastructure upgrades by then, which will never catch up, decreasing life quality of people living here already

    It would be sad to see Woy Woy becoming like the suburbs in Sydney with high rise developments taking over streets that are not designed for such structures. Also our roads and infrastructure are not capable of handling a higher volume of traffic. As it is now, our roads are a disgrace, with Blackwall Road becoming a parking lot in peak hour. The Council need to think and plan carefully as to where such developments are built, but certainly Farnell Street is not a suitable location.

    This development is contrary to the wellbeing of those who live in the immediate area. The intersection of Blackwall Road and Farnell Road is already extremely problematic for residents and an extra 55 care spaces in this development would make it untenable. The proposal is overwhelming and far too large for this area. The contention by the developer that the liveability of the area would be improved is laughable. There is no infrastructure in the street and it doesn’t look like any improvement is planned. As previously mentioned schools and medical services cannot meet the community need now. This development needs to be substantially scaled back to meet planning restrictions.

    Our block of 4 units was required by council to provide 2 OFF street,onsite visitors parking spaces. Therefore it stands to reason that this 34 unit residential building should provide a minimum of 17 OFF street parking spaces onsite, not parking on the grass verge thus removing accessibility to street parking to anyone else.
    Where are 68 garbage bins to be stored and where will they be put out for collection. The noise will be horrific not to mention how this will hold up traffic so close to traffic lights and bus stop.

    Is this $11,000,000 building, complete with its blatant breach of building codes, is an attempt to rip approval rights from people living on the Peninsula and Gosford Council and handing them over to an indifferent and unsympathetic NSW Government.

    Another very important issue...we are very short on Doctors...new residents are being rejected because of this....emergency at Gosford hospital becomes so overcrowded now and that will worse.....Council is only thinking of the extra thousands of dollars they will make....not of all of us residents who have to put up with the dreadful roads ....traffic ..no parking at shopping places.....we didn’t vote this Council in...seems like Council is only looking after these secretive so called developers that are ruining our town because they have secret money coming in.....Council you should hang your head in shame if you let this through...so many angry residents......

    The infrastructure is not capable of handling the existing residents, council already levey high rates for what megger services we receive on the peninsula. Drainage and kerb and gutting are woefully inadequate , streets are gridlocked ,our air and water quality is suffering. ALL OF THESE AND MORE NEED TO BE ADDRESSED FIRST. Existing residents need to have a say in this. I don't want to live in a slum by the sea this place was beautiful,the Venice of the south pacific it was called now what is it ? The community and council can change our direction , more concrete and higher density living like this is not the answer.

    Blackwall Road and Woy Woy cannot support anymore traffic. I live on Blackwall Road and I have trouble getting out of my drive way most mornings with the traffic backed up way past Orange Grove Road. In the afternoons coming out of Woy Woy after 4.30 in the afternoon it is the reverse problem. The size of the Building is also very out of character with the local area.

    Five homes being replaced by thirty four residences. This a repugnant overdevelopment of an area which is surrounded by a majority of single story dwellings

    The desecration of the Peninsula with this shoddy, jerry built, poorly designed and grossly oversized eyesore is totally unacceptable. It demonstrates a total lack of empathy and respect for the surrounding residents and the Peninsula as a whole. If this is the vision held for the Peninsula by Wales and Associates and the Peninsula Chamber of Commerce, God help us all.

    It’s massively oversized, takes away on street parking for other residents.
    It has the potential to become an instant Ghetto with washing draped all over the balconies.
    It will turn Farnell Rd, Alfield Rd and Burge Rd into rat runs. None of which are in any condition to cope or nearly wide enough. Infrastructure in the area already doesn’t meet requirements of existing residents. Insufficient doctors are available to meet the needs of those who already live in the area.

    It Impedes on the privacy of neighbours and the noise travelling from so many open windows and balconies will be intolerable. Homes surrounding this blot on the landscape will be in constant shadow. The surrounding streets will not cope with increased traffic, particularly so close to traffic lights on Blackwall Rd.

    Given that in these modern times most families have a minimum of two cars and then when grown children turn 17 years they too will want a car. Fifty five parking spaces will go nowhere near to addressing the requirements of this incongruous blemish in the area.

    With such an outrageous overdevelopment in a quiet waterside village I would like to know-
    Who are

    They appear to have only been registered since April 2018

    Why don’t they have their own address instead of c/- Wales and Associates at a mail box in Ettalong Beach?
    What is their history? Is it a Foreign owned and backed developer?
    Do they have a proven track record in the area or in Australia?
    Who do they envisage will be the potential buyers?
    What would they know about the demographics in Woy Woy?
    How is such an enormous block to be managed?
    How do they expect it to prevent washing and such like being hung from the balconies,
    and turning it into an even greater eyesore (good luck with that)

    How are we supposed to assess the merit of any development application when it is riddled with so many errors?( See- Development Application in accordance with the Environmental Planning & Assessment Act 1979) submitted by Wales and Associates Pty Ltd.

    Dear Councillors
    Having recently in the last 18 months moved to Woy Woy I can see both the attraction of the area and the need to develop. I do however have serious concerns with the scope, scale and design for the proposed development at 8 Farnell Road.
    It appears that the application already flouts a number of residential regulations in place to protect the aesthetics and vision for the neighbourhood. The height of the proposed development, number of dwellings on the site and subsequent impact to traffic conditions are enough to prompt my objection.
    I sincerely believe that most residents see the prime development site as an opportunity to enhance the area but the application details for 37 units and 7 Town Houses crammed into the development lots is a gross abuse of controls in place; to regulate such developers who undoubtedly are looking only to line their pockets. It will result in an eyesore that local residents would have to suffer, increase congestion to already strained local roads and detract from what is a fantastic place to live. Please help protect a cherished neighbourhood.

    I oppose the proposed flat-townhouse complex on Blackwall rd. Traffic is already blocking driveways in the morning and afternoons. We don't need another 50 cars plus trying to push through an already busy area. The building does not fit into the area. Residents adjacent will be shaded out by this huge building. I say no to cutting anymore established trees in the area. We are losing them all slowly. I see and hear chainsaws everyday on the peninsula removing trees for development. Its got to stop.

    There are 200,000 homes on prime Sydney real estate sitting empty because investors have bought them with no intention of living in them or renting them out.
    Vacant properties is a "perverse outcomes" of tax incentives that encouraged some investors to favour capital growth over rental returns,
    If you accept that there is a housing shortage in Sydney, then the sheer scale and location of these figures strongly suggest that this is an artificially produced scarcity,"
    Leaving housing empty is both profitable and subsidised by government, this is taxation insanity and a national scandal.
    I believe this massive overdevelopment occurs most frequently along the railway lines, hence the choice of Woy Woy real estate to be plundered by greedy developers.
    Please do not allow them ravage our Peninsula.

    There are plenty of insightful comments on this forum that question the effect of such a dense planning submission. The councillors hopefully will scrutinise the plans considering impact on many issues. Australia have a bounty of open spaces and regions for controlled esthetic developments that take in the natural environments and social effects. We also have the wealth of training world class architects who have the sensitivity of environment and materials, community space and organisation - so surely we don’t need highrse and dense solutions in these pleasant beachside zones - save the integrity of the way of life. The housing has organically grown rather than be pushed into dense ‘developments’ that means packing and cramming of dwellings into small spaces. Ask more questions of this development and be brave - say NO!

    To think, our rates pay for local councils to manage and protects the rights of the residents in the municipality.

    Whilst business and investment is important to any community, it should never come at the expense of residents.
    The central coast and in particular, the peninsula is a world away from Sydney in age groups, life style, activities, infrastructure, entertainment, hospitals and schooling and that needs to be preserved. There is no need for such outlandish developments jammed in-between holiday cottages, homes owned by retirees, young local families and the blow-in riff raff.

    The NSW government offers $11,000 (offered and paid us $11,000) to aging Sydney home owners to sell up in Sydney and move to a regional area to make room for the next generation of workers in the city.

    I wonder if the NSW government will pay us another $11,000 or more to sell up on the peninsula and move further north again to make way for the next generation again ?.
