My wife and I own the property at 892 Freemans Dr, Cooranbong and have done so since November 2016. We live on the property with our two sons, aged 11 and 13.

Upon looking at the maps and information posted, it appears that this development will be very close to our property. Our property and residence is an acreage on the western side of the M1, beside the northbound lane at the Jigadee Creek bridge. After looking at the plan/maps, the entrance lane to the southbound service centre will start almost directly across the freeway from our boundary and only a short distance from our residence.

To date, we have had absolutely no consultation or correspondence from Lake Macquarie City Council, Department of Planning, RMS or the developers, and we have only now realised (thanks to social media) that this development will have a significant impact on our property due to the entrance lane starting in the immediate vicinity of our property.

The heavy vehicle engine braking for vehicles entering the southbound service centre, and the acceleration under load of vehicles exiting the northbound service centre will have a significant impact on our environment (both noise and air quality). Further to this, the southbound service centre and our residence will be in direct line of sight albeit across the freeway from one another, with 24 hour lighting having a night time impact.

When we built our residence we had to engage a consultant to complete the Acoustics report in order to satisfy Council and also had to meet significant increased glazing requirements and costs in order to reduce and meet internal noise levels. Given the significant additional noise this development will generate, I wonder if this will be sufficient and if we will have additional requirements imposed if we decide on any future development of our property.

Whilst we support development and progress, and would have no objection to this service centre with the correct noise and visual considerations for our property, it is disappointing and almost unbelievable that a ratepayer and residence so close to the development has not been considered at all for any communications or development research over the past 4 years.

Is it correct that we have not been consulted at all for this development and recent amendments?

Are there any noise barriers proposed for the Jigadee Creek bridge, the southbound entrance lane areas or the southbound service centre, as after reviewing amended plans I can only see a noise barrier for the northbound site?
