I strongly disagree with this proposed development plan from Morning College (Development application number LDA2019/0264. As a resident at 120 Herring road, I am extremely frustrated with this approved development plan. I want to express several points to Councils at the City of Ryde.

It will be overcrowded with such a narrow road after 122 Herring road construction has finished. As a resident at 120 Herring road, this will affect our quality of life. With only leaving 15 meters away to build another 3 apartments behind us at 120 Herring road, will be extremely lack of privacy.

Under the development application number LDA2019/0264, morning college has provided a masterplan to propose to upgrade the roundabout at Ivanhoe Place to signalize traffic lights. This will create a traffic jam after turning right from Epping road, as there are only a little more than 100 meters away from Ivanhoe Place and exiting from 120 Herring road. Especially during peak hours in the morning and afternoon sessions from commuters traveling back home. Therefore I strongly ask the council to look into this proposal from Morning College.

Under the current proposal with new construction is within 15 meters North-West away from 120 herring road, I am very concerned that those new apartments may be too close to us. After so many newspapers reported the Mascot Tower has to be evacuated after the facade and structure began dangerously deteriorating, I am so worried that we will be going down that track too. I am deeply asking Councils from the City of Ryde need to reconsider the building plans from the North-West construction building which was proposed by Morning College.

From development application number LDA2019/0264, it has suggested there are less than 2 hours of sunlight after constructing 3 towers with 14 stories on each building. This is extremely lack of natural light coming towards the westerly facing side of 120 Herring road.
