The proposed development is excessive with buildings occupying well over 60% of the site.

The proposed Unit 4 has a deck on a raised level as close as 1.565 mtrs from the existing boundary overlooking the property to the rears yard. This would be an encroachment to privacy.

There are no plans for appropriate privacy screening between the existing properties, yet propose 18 meter high internal fences between proposed units.

This development does not take into consideration the reduction of pervious surfaces increasing the risks of flooding to neighboring properties.

The proposal does not keep within the streetscape character, block 211 through to 195 Rattray Road are all either single or duel occupancy dwellings only.

This development is not in character with the area and detracts severely from the open spaces that appealed to my family when moving to Montmorency.
