40 units are completely out of character with the detched houses that surround this development. The apartments over the road in Main St are low rise, lakefrontage and a mix of permanent and holiday letting virtually all of which have larger floor plans than this propsed development will allow.
Employment opportunities are limited in Toukley. Main Road is already very busy and 40 units will add considrably to the congestion that is beginning to emerge.
This delelopment should be limited to town house or attached terrace development as that would be more in keeping with the existing urban landscape when you move back from the lakefront.

This is an appalling proposal. Dunleigh St already carries too much traffic, how is it expected to cope with something like this? And where on earth are these people expected to park? There will apparently be only 20 car spots, but as Tamar St is barely wide enough for one car as it is, where is the overflow going to go? Toukley is bounded by water, has limited land space and the roads will not cope with such awful overdevelopment as is being proposed here. Cramming people into such tiny spaces isn't healthy - you will simply end up with a filthy slum. And this is so hopelessly out of character with the surrounding area that it would be a monstrous beacon of resentment for miles around. I sincerely hope the planning authorities show this proposal the contempt it deserves and tear it up.

For heaven's sake is this Toukley we are talking about or Sydney?

This development is completely out of character for Toukley. You only have to drive through Sydney to see what a terrible mess the planners have made of the place; building too many units, cramming people in and clogging up the roads. Toukley has one main thoroughfare which is often clogged with traffic, trying to turn safely out from the side streets makes you have your heart in your throat. The traffic calming devices have not really stopped the cowboys and on Sundays when you've got the crowds driving through heading to Noraville and back, it can take forever to turn left or right, trying to find a break in traffic.

This development should not go ahead, single level medium density such as villas is totally adequate for a new development, especially for those in the mature age brackets where a little garden and a some healthy space are good for the mental wellbeing of the occupants.
