    I would like to understand the height of the proposed development as it is possible this will impact the already restricted natural light of properties below on Ada Avenue South / Dennis Avenue.
    Secondly i am concerned about the adequacy of provision of visitor parking. Fox Valley Road is a very busy road already and the roundabout at the intersection of Ada Avenue is something of an accident hot spot. My concern is that a significant increase in on-street parking as a result of this development would cause increased congestion as well as increased risk of traffic accidents.

    This is a very busy area on Fox Valley road and I have a concern that this building, with the potential visitors parking, will add to the congestion as well as the multitude of accidents from the nearby roundabout.

    I also live behind the potential block on Dennis Avenue and want to know how far back from Fox Valley towards Dennis Avenue this building will go, as well as how high the construction will be. This could impinge on the houses behind, reducing the light levels and adding to the noise pollution and potentially reduce the houses value around the potential construction.

    We fully support ongoing development of residential areas but share the concerns of the previous comments.

    It is a very busy area. There was an accident at the roundabout about a month ago.Would this be safe for seniors?

    We live on Ada Avenue South directly behind the property (down the hill). We would like to understand the height of the proposed development. The current dwelling is single storey but it is at the top of the hill. Trees in the garden already block a considerable amount of light in our rear garden.

    As a direct and adjoining neighbour to the proposed development I would like to express my written objection.
    Having looked at the plans, models and sketches, the building on the site would move from the current one storey to a three storey structure. This would block light from rooms on the North side of our property, would provide multiple vantage points in the new development to overlook our patio and private garden and will block the sun from reaching our pool.
    In addition I would like to note that there are currently no multi dwelling units/apartments in the area around Fox and Ada. This is a single dwelling residential area and all the points on the increased traffic are well noted already.
    My opinion is that this development is out of keeping with the current locality and residential nature of the area.

    As has been noted the proposed property is three stories.With the additional traffic and change to the nature of the properties in the area, I would also like to formally object. I fear that approval of the proposed development would be the thin edge of the wedge and give precedence for other such developments.

    The proposal of 46 Fox Valley Road is definitely a high density building. There is no reason to allow it build in R2 zone.

    I agree with the above comments that this proposed development is out of keeping with the surrounding residential houses. Our sunlight( on our solar panels) and privacy would be severely affected by this three story building with a viewing platform/deck on the roof which would in time be added to with pergolas, roofing etc which would make it another storey. It seems that the development would be building almost to the fence line and take over 63% of the land thus reducing areas for natural habitat of flora and fauna. I'm also concerned that some of the trees on adjoining properties might be interfered with in order to maintain or improve the view.

    Given the number of heritage listed houses in the immediate area, it would appear this proposed development will be out of place in this section along Fox Valley Road. The bulk of the development (10 apartments) in an area of low-density, family housing will be imposing not just to the neighbouring houses but to the streetscape as a whole. The shadowing of neighbouring houses, the reduced set back from the street, the impact on traffic (2 levels of basement parking for 20 car spaces - plus visitor parking on the street), etc will be totally out of keeping with the local area. This sort of development is precedented along the Pacific Highway and around the train station areas, not in this area of Fox Valley Road which is zoned R2.

    This proposal is unsuited to the surrounding streetscape, residential character and adjoining natural environment (consisting of remnant Blue Gum high forest and Turpentine (home to powerful owls, satin bowerbirds and the like)). It represents the thin end of the wedge, as it is inevitable that if this DA is consented to, a further high density development will be sought for the adjoining former school site next door. Traffic volumes on Fox Valley Road have tripled in the 19 years I have lived here; it is a rat run from the Pacific Highway to Pennant Hills Rd and from Comenarra to the M1. Traffic comes to a standstill from around 8am and 5pm in that area at times, with long queues particularly heading south. Add in the San residential development of 5 storey apartments at 148 Fox Valley Rd and you have a collective overburdening of the area.

    Fox valley road does not support this type of development. It would set a precedent for oversized buildings in the street. The road is very busy in the mornings and evenings and this is not a good blend with elderly people.

    Living between the Ada Ave and Lucinda Ave roundabouts we are very aware that Fox Valley Rd is struggling to cope with the morning and afternoon peak traffic times...... This suggests that building further developments such as the one proposed for 46 Fox Valley Rd will only make this situation worse. Added to this is the possibility of 200 units with the San Hospital development and the increased traffic will become a total debacle.
