    This development is not in keeping with the look of the area or the style of houses around it.

    With the expected increase in traffic due to Westconnex, this is not a safe or healthy environment for a boarding house..

    This area does not require a boarding house. Furthermore, taking down a single story dwelling and creating a three story one will make the property stand out and become a blot on the otherwise wonderful street we live on. Profiteering developers like this should be sent a firm message that their wishes will not be held above the importance of retaining the look and style of the area, as well as the community.

    A 3 storey boarding house? Seriously, this is possibly one of the worst locations to put such a development. Not only would it overshadow the surrounding buildings, it would eliminate their privacy and be completely out of place in that location.

    How much parking is going to be provided because that is already an impossible place to park, especially given the school across the road and the outpouring of traffic from the atrocity that is Westconnex. A

    This is not a good idea. The street can't accommodate an influx of this many people. Besides, it's a residential street and there's a noise factor to consider with this type of accommodation

    I object to this application on the basis of a few issues.

    1. Potential overshadowing onto 1 storey dwellings in the immediate vicinity.
    2. Increased need for on-street parking do to the population increase on the street.
    3. I believe the architectural plans shown do not fit in with the 'look' of the street and i feel this will impact the overall atmosphere of the area in a negative way.
    4. In order for this development to positively impact the local community i feel it should be required that some of the 'rooms' be offered to people on lower incomes through a scheme like NRAS.
    5. I am concerned about the privacy of the immediate homes - Particularly the neighboring back yards which will have compromised privacy from the upper levels which will over looking .

    In closing, i believe this street is already too busy for the number of residents currently there, i don't believe this is a safe or healthy place to house this number of people due to pollution, noise, high amount of traffic, absence of bike paths etc. There are many more suitable sites in the area which would benefit from this development without the negative impacts i can foresee to this site and the street.

    Dear Asher Richardson,

    After looking at the plans for the proposed boarding house at 318 Edgeware Road, my opinion is that the location is in an inappropriate area due to the transient nature of the potential tenants. There is also two kindergartens and two primary school located within 100m of this proposed location, which causes great concern to me regarding the safety of the children and my grandchildren, and the potential risk of injury to them and their parents.

    The plans also show the entrance being right next to my property which is a problem as there will no doubt be people coming and going regularly at all hours.

    This property will also overshadow my property and surroundings properties which will be problematic for my garden and will cause our property values to decrease substaintionally - based on previous boarding houses and the values to their surrounding dwellings.

    We do not approve of this building based on the above information and hope council take this into consideration as we have also owned this property since 1973!

    I strongly object to this development. This is not in keeping with the aesthetic of the street and has privacy implications for the neighboring residents.

    OBJECTION TO THIS PROPOSAL
    The proposed redevelopment of this site does not reflect the architectural streetscape surrounding it, and it will overshadow surrounding low level residential houses. It is unfortunate that an ugly red brick block of flats was approved and built some decades ago that also does not fit in with the prevailing streetscape, but that is no reason why another blocky block should be approved. The current house is a traditional design that is consistent with the most dominant architectural style in the area, and it should be maintained as such rather than being demolished. It is surely possible to design a re-development that retains the façade but allows for expansion. I am not opposed to affordable housing developments, however I am opposed to this particular project for loss of our architectural heritage, unsympathetic and inappropriate design, and loss of amenity to neighbouring properties.

    I would like to strongly object to this development proposal.

    Although I am not a resident on this road I do visit the area frequently
    As my parents live next to this proposed site and several friends of mine live within 50 meters.
    As a frequent visitor I have found parking in the area to be a big concern. This development will only exasperate the problem with no
    Parking for residents or visitors being allowed for. Although the developer may believe the future residents of this dwelling will have no need of cars surely they must acknowledge that these same residents
    Will have visitors that will need to park somewhere?

    In addition to this concern, I must question the wisdom of the site location of this proposed boarding house. Opposite a primary school, which my nieces attend, and around the corner from a kindergarten!
    It is difficult to comprehend how the developers think a council will allow 19 rooms of transient boarders to set up so close to so many children's facilities.
    I am not at all opposed to boarding houses in general but I do feel they must be located in appropriate areas. And this location is far from appropriate.
