    Car parking should never be reduced ever -there is no parking on stud rd - the council is crazy to even consider this option and should increase car parking allocation for this site due to no street parking available.

    Why is there a reduction in car parking, there are always at least two vehicles per household. What about the traffic congestion on Stud Rd during peak hour, how will this be addressed, by increasing residential properties? Are residents going to be parking on the curb (lack there of)? Is there suitable access to this property for our emergency services to do what they need to do? (God forbid)

    I have been a resident at 436 Stud Road for the last 3 years. Parking here is already a nightmare. With a number of 2 bedroom apartments and only one car park per apartment, each apartment's 2nd car is forced to park in one of the 8 visitor car parks. With those car parks always taken there are generally 10-15 cars forced to park where they aren't supposed to adjacent to our building on the lot relating to this planning permit. Residents and visitors are also parking on Riverpark Drive (closest adjacent road a couple hundred metres away) and walking home. The current set up is not safe and reduced parking will not improve our safety.

    I've been a long time resident at 436 stud road, and as stated previously, the parking situation is a nightmare to say the least. Prior to moving to 436 stud road, i had to get rid of business vehicles to accommodate the lack of parking on site.

    An apartment complex of this size would simply make matters worse, resulting in more residents and their visitors to park in the surrounding streets and possibly on stud road itself which is a hazard in itself.

    The parking situation has made it almost impossible to have guests over. It's embarrassing enough that people have to fight for a spot to begin with or park in Riverpark drive.

    The bottom line is, this development should not go ahead, we simply do not have the capacity for it.

    I am outraged that this is even a possibility that they are considering minimizing parking spaces!
    I have been a resident at 436 Stud Road for the last 3 years. My partner has the designated car spot underground leaving me to fight for one of the 8-10 spots in the visitor parking bays.
    Most of the time I have to park on the grass area next to the parking bays as it is always full.
    My car has been scratched numerous times because the parking situation is tight as it is! It is also unattractive to have numerous cars squished in at different angles around the building and fencing.

    Most households have two cars! It is absurd to say the least that builders these days are only designating one car spot per apartment and don't even allow an option to purchase more - obviously to save money on their end.

    There is no option to park along Stud Road. Maybe this development has forgotten that it is an 80km main road?
    If 26 apartments are built that is potentially 26 new cars in the small space out the front of 3 different housing areas fighting for spaces.

    I am young and like to entertain! It's an issue now when a couple friends need to visit as they can't park anywhere because residents are having to use the visitor bays!

    It is unsafe, ugly and unethical! Why should the current residents be pushed out of the area over parking?!

    I do not agree with this at all.
    Apartments should be building further underground and have 2 spots per apartment at least. Visitor carparks should be used for visitors! If developments don't allow options for more car spaces in the complex they should change the plans to allow at least half the amount of units to visitor parking ratio.

    This lot is already full to the brim with cars. Only one way at the moment to get to and from the underground drive way at the back because cars are parked along the building and fence. I struggle to find a park when I visit on a regular basis!

    Wantirna South is a good area which still has green patches and space. If we build it up into a high rise city and neglect parking there will be problems.

    I would like to lodge my objection and appeal to the relevant authority to survey residents residing on both sides of the proposed apartment block before giving the developer the right of way to build.

    Currently, there is not enough visitor parking bays at no. 436 Stud Road, with visitors often having to find parking in roads close by. This is especially inconvenient and dangerous at night when visitors, who park in nearby roads, are forced to walk back to their cars in the dark. Where is the safety aspect from the City of Knox for these visitors.……..I ask the Knox Council or the relevant authority to think about the high crime rate, that mainly happens at night, Melbourne is currently experiencing.

    Please keep Wantirna South a beautiful and safe suburb to live in!

    I lived at 440 stud road for past 3 years, and I know how difficult it is to find parking for our second car & visitors. When the construction for 438 stud road occurred, it was so noisy, dust coming through rear door into may main lounge room. It is already congested with the current population living in this area. There will not be spots for waste trucks to enter. With the new building coming so close to units it will potentially cause chaos in the area. Can you please reject this application. Do not give permits for the sake of having more buildings and making money. An estate must be livable with a quality, in appearance too.

    I am a resident of 440 Stud Road.

    KNOX CITY COUNCIL I BEG YOU, PLEASE DO NOT GRANT THIS PERMIT FOR 438 STUD ROAD, WANTIRNA SOUTH.

    I am not against developing this site, I am only against the massive size of the plans and the impact of this.

    Please stop overcrowding in the City of Knox before it is too late.

    The Knox Planning Scheme includes many statements about degrees, percentages, angles, metres, arc, height etc etc. However, surely council will put existing dwellings and residents/owners quality of life and financial position before the developers financial gains and more rates for Council?

    438 Stud Road is a very small block of land to start with yet the plans show a concrete monster of 4 storeys containing 24 x 3 bedroom, 2 x 2 bedroom apartments, 50 car spaces (residents) and 5 car spaces (visitors)!

    If this concrete monster goes ahead it will leave 8 existing north facing single storey units at 440 Stud Road in darkness all day. The increase in electricity costs will he enormous but the loss of the enjoyment of your own home and privacy will be far greater. There is also the noise pollution.

    The car parking situation at 440 Stud Road complex and 436 Stud Road complex is at dangerous levels. Knox City Council already granted permits without enough car spaces at both complexes. Every day there are cars parked on footpaths, in keep clear zones and anywhere they can. You cannot safely walk on the footpaths at 440 Stud Road. There is also a constant overflow of cars parked across 438 Stud Road site. Every week waste collection trucks struggle to access bins. There is no offsite parking on Stud Road.

    Every resident deserves safe access to their home and their car. Every resident deserves to have visitors.

    And on top of all the above is the very obvious and large decrease in property values if this 438 Stud Road development proceeds.

    Knox City Council:
    What about the safety of existing residents/owners and their visitors?
    What about our daylight and sunlight?
    What about our privacy?
    Where will all the cars go?
    Where will all the people go?
    What about our street strip character?

    If you grant this permit you are ignoring the safety and well being of the 86 families already living with difficulties in the bordering complexes at 440 Stud Road (36 units) and 436 Stud Road (50 apartments).

    I have been a resident of 440 stud rd for 4 half years. I live In the single story unit facing north,and will be facing this giant 4 level building complex. What I fear most will be loss of any sunlight, privacy, and value to my property. I am not against a building being built next to me, as long it's a single story and not to many apartments , as parking is very limited as is. I do hope you understand my concern about all this , and some commen scenes will prevalue . Regards John

    I have been living at a double story unit on 440 Stud Rd since 2013. And recently we have received a development planning for 438 Stud rd.

    It is hard to accept this plan logically, as it will be built 4 storey apartment with 2 x 2 bed room apartments & 24 X 3 bed room apartments, 52 resident car parks (using car stacker systems) and 5 visitor car parks located at the back of the apartment. The land size for 438 is about 1/3 – 1/2 of 440 Stud Rd land size. It will use the same entry for 436 and 440 Stud rd residents. Please note, there will be possibility for a 3 bedroom apartment to have 3 cars.

    There are two main things I want to point out:

    1. Residents on 440 Stud Rd are experiencing on going car park issues for visitors and residents. As each unit has 2 bed rooms, 1 car park and total there are 6 visitor car parks. Each unit mostly has 2 cars. The second car need to be parked on the resident path and visitor car park. And so it leaves no car park for visitors. This issue wont be noticeable during the day – day week but it is more obvious at night, on the week end and holiday seasons.

    It has created disputes between residents as some cars block the unit entrance, leaving not enough space for residents’ car to reverse their cars and have caused some accidents, difficulty for the waster truck to collect rubbish bin and reverse the truck; cause difficulty to walk safety on the footpath and recently has caused access difficulty for an ambulance car. Hopefully, there will be never any issues that we need to call a fire bridge!. More, sometimes visitors from other apartment parks on our visitor and residential car parks.

    If the development of 438 Stud rd approved, besides it will replica the difficulty that we have and it will definitely cause even severe issues for us because their visitors’ cars will park in our area which is more visible as 438 has no sufficient land to accommodate it and their car park is at the back of the apartment.

    2. I have visited my neighbours that live in single storey units on 440 Stud Rd. The only source of light they have is from the back door. If 4 storey apartment build behind their unit, it will definitely block the northern sun and they need to turn on the light during the day. Also, looking at the plan, there will be windows facing to this units from the apartment that will give the residents no privacy at all. In the past I experienced living in that situation and it caused me some health problems.

    I don’t object to a new development as long as it is carefully considered - minimizing unhealthy issues that can happen.

    Building 26 apartments in a limited land size is not an ideal plan. I would suggest 2 – 4 double storey town houses with a double garage for each and 6 visitor car parks sound like a healthier plan. We want a healthy and safe place to live and I believe it is the aim of KCC.

    Progress is ruining this once quiet and green suburb that my neighbours and I have been enjoying for the last 40 years. Laws need to be passed in order that Knox does not become skyscraper city. Let all the multi storey complexes thrive in Melbourne and the inner city suburbs, but not out here. Once our lovely suburb is covered wall to wall with concrete, there will be no going back. Our local infrastructure (water mains, gas mains, electricity wiring, telecommunications, public transport, preschools and schools, dentists, doctors, local roads, parking spots, etc.) cannot cope with the quantity of people being moved in. And the residents are losing their fresh air, sunshine and freedom to move.
    Wrong on all accounts. There should be a freeze on the population of Melbourne and its suburbs, and all future migrants should be forced to settle in country towns.

    Please consider the impact of this building on the residents at 436 & 440 Stud road.

    The parking issue is more than just an inconvenience; it is a HEALTH & SAFETY risk.

    1. Emergency services are unable to attend to potentially life threatening situations. This has actually happened at 440 Stud rd where an ambulance was unable to quickly attend to a resident due to the number of cars blocking the driveway. If an ambulance can’t gain access, it would be impossible for a fire truck to get in. The situation is a DEATH TRAP waiting to happen and we hope never to witness a tragedy because of this permit being granted.

    2. As it is, the roads are already so narrow that council trucks are unable to collect waste from 440 Stud Road. The current situation does not even allow private waste removal contractors (with smaller trucks) to access and clear the bins, which mean bins do not get emptied. Unemptied bins attract rodents and other unwanted pests, causing yet another issue for residents to deal with.

    3. Footpaths are inaccessible for foot traffic because they are used for car parking, which means people have to walk on the road. This is a very unsafe environment for all residents.

    The current situation is bringing living standards down to that of third world countries with overcrowding and associated problems. We live in a developed nation and are only asking for reasonable living conditions.
