    I would like to place a STRONG objection to this proposed development.
    I own an apartment directly behind this proposed development. My apartment is run as an airbnb, it has a rooftop balcony with views across to Moreton Island. This proposed development will obscure the WHOLE view, thus affecting my ability to run it as a profitable business. The proposal also has windows which face directly onto the balcony and into the apartment reducing any privacy.
    The proposed development seems to contradict The Sunshine Coast Planning Scheme 2014
    6.2.3.2 Purpose and overall outcomes
    (f) development ensures that there is no unreasonable loss of amenity for surrounding premises having regard to:-
    (i) microclimate impacts, including the extent and duration of any overshadowing;
    (ii) privacy and overlooking impacts;
    (iii) impacts upon views and vistas; and
    (iv) building massing and scale relative to its surroundings;
    The developer has obviously not taken any of this into account.
    I strongly object to this proposed development as it will have a negative effect on the value of my property and the other apartments in the building. I am not a wealthy developer, just an average person trying to make a living with this business.
    I hope my objection will be taken into consideration when a decision is made on this development.

    Why so many units in the one complex?
    What about limited parking already in the area on the surrounding streets that spill over onto Council strips.
    Where will they park?
    How much car space is included in the land allotment?
    There's no room for people to park on streets at busy times now.
    What size will each of the 35 units be?
    2-3 bedrooms with only 1 car space (if you're lucky) creates parking issues in the entire area (already)
    As I understand it, are there not height limits that have to fit in with already established height limits in the area (4-6 stories high for example)
    and isn't there a limit on how much can be placed on a sq block?
    35 seems alot for that space.
    Both in size and in increased car parking needs, let alone taking over an already established business views. Common courtesy would require consultation by the developer with those directly affected to share prime views.

    Hello Tim.

    I would appreciate it if you could please forward my comments onto the Planning Authority as these issues are ultimately a matter for them.
    I was merely hoping for some representation from yourself.

    I hope the Planning Committee are able to independently consider all the factors involved, especially the ongoing difficulties with parking for the residents of Kings Beach (like myself) that we already have to deal with.

    Building more units (without their own proper provision for parking) will only further exacerbate this problem.

    Cheers.
    Debbie

    Joel I read your comments and I agree with them. It is concerning that Kings Beach is rapidly losing its limited parking especially in holiday times. It is an area that is known to be family friendly, but if families can't get a carpark with their little children then it becomes another place that they are locked out of. Shame on the Council if this happens.
    Maintaining street parking by not having it taken up with high rise owners/tenants allows Kings Beach to keep its appeal for all.
    I am an owner/resident and I walk to the beach...but I don't own the beach. There are plenty of other places, like Aura where developers can use space without affecting others.
    If the building of large high rises without sufficient parking on site to cater for residents and their visitors is not being enforced as a requirement by Council, then Kings Beach residents may have to do what Coolum residents have done, and take a more vocal stand until they listen.
    I hope those in Planning who are allowing developers to dictate terms and in doing so reduce easy parking access to this public beach amenity will have the guts to protect it, before it is too late.
    It is not their monopoly.

    Let's be totally honest, the developer has only one agenda here, and that is to make as much money as they possibly can without any regard to the surrounding community.........it is just pure greed. I understand that you can't stop progress, but putting 35 units on this block in this tiny street is absolutely ridiculous.
    With regards to the traffic in the area, the intersection of Maltman Street South and Arthur Street is an absolute joke with 3 stop signs. The added traffic that this and all the other developments that are happening along Canberra Terrace is only going to add to the nightmare that this intersection is. I also agree with Joel and Debbie about the parking situation.....no doubt that in the near future the council will bring in paid parking to resolve this issue...... cynical....yep!!!!
    Joel I am not sure if you are aware, but it looks like your message went to Mark Jamieson rather than Tim Dwyer. Not that I think you will get much joy out of either of them.
    It is no wonder that people are voting in rogue politicians, as the current crop don't seem to care what real people think.

    As far as parking is concerned I am at a loss Donald as to why it's not paid parking but yellow lines stopping parking near Kings Beach at the moment. Edmund street for example has only a few marked parks and the rest is now yellow lines to stop parking. Orvieto Street next door has unmarked parking except outside of the Kingsview high rise where it is also has yellow lines (why?)
    Increased people flow will continue for Kings Beach as we know but there will be less opportunity for parking...why? ...and now this....more unit developments. Council needs to start explaining to the Community what they intend to do about that.
