    I am concerned about the proposed development of Over 55's Residential Complex on the corner of Beach and Bultitude Streets in Woolgoolga. I think the development will not fit in to the concept of keeping the Woolgoolga "Village atmosphere". Perhaps a smaller and lower development set back with some garden in the front might be more appropriate. Many people have moved here because they appreciate the "Village" feel of Woolgoolga. This "Village" feel should be preserved and made a feature so we remain unique. There is plenty of room for high rise development on the western side of the Solitary Islands Way.

    The increase in traffic from such a large influx of residents and the possible strain on the junction of Bultitude and Beach Street is also a potential problem. That junction is already hazardous because of the slope, the pine trees that block vision and the amount of traffic using Beach St especially in the school zone times. This is multiplied during holiday periods and sometimes motorists have to wait for some time before it is safe to pull out into Beach Street.

    Please register my disapproval of this proposed development.

    I have lived in Newman Street for 30 years and have seen this area flooded quite a few times - I am wondering what you are going to be doing about the flooding in regard to this proposed development at the corner of Bultitude and Beach street.

    I also do landcare with the Art gallery in the area of the proposed development - do we not bother any more?

    This development is not what is wanted nor needed in a seaside village.

    With other high density living developments on the western side of the highway, this is not needed in the heart of the village. The intersection of Bultitude Street and Beach Street is already dangerous to navigate and increasing the traffic using it will lead to more problems particularly in holiday season. As Bultitude Street is known to flood during times of heavy rain, access and egress from the development will be hampered.

    During construction there will be high potential for contamination of Jarret Creek which feeds Woolgoolga Lake; also a jewel in Woolgoolga's crown. With the proposed buildings being at height of 4 storeys it will tower over the surrounding area and cast shadows over the Diggers Club of an afternoon and possibly the neighbouring units and Art Gallery of a morning. As an exclusive over 50's development it will become a white elephant in the future as the population dies off and the need for such high density living decreases.

    Woolgoolga is a very unique village that does not need high rise development like this as it only serves to devalue our most marketable trait - being a seaside village.
