Not sure what's going on, I thought the planning laws had changed to limit the number of units to approx. 2 per 1,000sqm. Whereas this is 8 per 1,561sqm ??

Personally I think approx. 3 per 1,000sqm is about right, not too over-developed but allowing medium density living.

But finally in saying that this particular house is too beautiful to pull down.

    Hello Henare,

I am the Planning Officer from Council responsible for assessing this application. I can confirm that as of today, the application description within Council's Online Planning Register no longer includes a reduction in visitor parking. It would be appreciated if you could amend the Planning Alerts application description to reflect this. A link to the application on Council's Online Planning Register is below:

Enough!! We are being ruined by a concrete jungle, this house is gorgeous 101 years old lets save some history in Balwyn there will be nothing left soon. I understand the council likes the extra rate money but enough is enough. Fyi Boston rd is hideous at the best of times with traffic and parking. Come on council dont tear everything down.

Let's be clear about this. Boston Road is in the GRZ1 zoning (precinct 74). This means that a developer can construct as many dwellings/apartments/units as he likes on a lot within this zoning to a height of 3 storeys. (9m and up to 10.5m on the low side of a sloping property.
With 1 and 2 bedroom dwellings, only 1 off street car park is required and with 3 bedroom dwellings, only 2. Street car parking being the alternative for dwellers and visitors.
I understand that many residents are not aware of all this. The October 2013 bulletin which was posted to all Boroondara residents, outlined the zoning in the vaguest of terms. I don't think most residents realised what it was all about. In addition, there have been changes since then, such as the dreadful and invasive GRZ5 zoning with its discretionary height limit. Then there is the "anything goes" approach, as far as setbacks, landscaping and secluded private open spaces, as is applied to any new dwelling/development. Think McMansions and loss of canopy trees.
I have written to councillor Jane Addis ( with copies to councillor Philip Mallis, to the Mayor and to the Boroondara CEO,) suggesting that the Council needs to make a greater effort to inform residents about the various zones and exactly what each zone allows with regard to development. Perhaps a document for postal delivery or better still, a publication in "The Progress Leader" newspaper, with a clear outline of all aspects of each zone along with a zoning map.
I do hope this eventuates so many more of us will fully understand what the developers are planning for our beloved Boroondara.
