    The present legal height allowance for urban development in Epping is eight stories/ four levels of underground parking - where are all the cars going back coming out of this proposed development?? Where will the cars go from this proposed site?Cars will not be allowed to up Oxford St and turn right orbleft into Epping highway - so where will all the traffic go??
    One thing for the State Government to " stamp" Epping urban development but where is the planning for traffic with all of these blocks of units in Epping?- presently there is none.Section 65 for planning for the " scape" of these blocks of units/ street wise. I presently live in Forest Grove Epping where across the road from where I live urban blocks of units- 5 storey's are being built right up to the public pathways- eg. 1 Forest Grove. 9-11 Forest Grove Epping and to the back and sides right up to the fence linesbof these properties.Where is the plan for any tree or scrub or grass ??Epping has always been known as green and welcoming in its lengthy history - for its residents and business areas.Whybshould it become a city of concrete and coldness?
    This proposed new site - do not allow trees to be cut down These developers have been killing and scraping developed trees daily from sites without any consultation for section 65 of street scape and it's about time it did.

    The house at 48 Oxford Street Epping is HERITAGE listed.......... This home was Built and lived in by my family till a few years ago! What is to become of the property..... We are losing heritage and history! What is Sydney becoming?!? Developers and money are ruling and destroying Sydney and suburbs!

    I would also like to express my concerns at the way in which Epping is losing its Heritage listed buildings. The posters I read at the Greater Sydney Commission's draft District Plans pop up on 29 November 2016 repeatedly noted the importance of keeping the character of suburbs. The information I have read about the District Plans also supports keeping our heritage. I believe the cottage at 48 Oxford Street represents part of the character and heritage of Epping and it would be going against the District Plans for it to be demolished. I would like to commend Amanda Chadwick and the Parramatta City Council for undertaking further reviews of this application, which I believe include exploring the retention of 48 Oxford Street, Epping.

    For anyone interested, there is "Notice of Public Meeting" on Wednesday 7 February, 2018 at 3.00 pm (Rydalmere Operations Centre - City of Parramatta, 316 Victoria Road, Rydalmere) where Sydney Central Planning Panel will determine the demolition of all structures including the heritage listed dwelling, tree removal, construction of a mixed use development, etc.

    I wholeheartedly reject the demolition of this Heritage Listed property. With the State government's rezoning of land in Epping's Heritage Conservation Zones over the last few years and the subsequent loss of character homes, Epping cannot afford to lose any more of its heritage.

    Local communities should have a say in what happens to their suburbs and decisions should be made taking into consideration what is happening in the whole of the suburb, not just in one street.

    Epping can ill afford more towers of apartments that house thousands more people: local infrastructure cannot cope already. Such a proposal should be rejected or delayed and modified (including the exclusion of demolition of the Heritage listed dwelling) only once current approved development is completed and its impact felt on the schools, roads, rail and residents.

    Hard to see why 48 Oxford St ISN'T HERITAGE LISTED - not sure what 'listerd' actually means - couldn't find it in any dictionary.

    John Clark, have a read of the Statement of Heritage Impact accessible via the grey READ MORE INFORMATION HERE tab so you can learn why the residence built at 48 Oxford Street in the late Victorian era is in fact Heritage Listed.

    Michael - it would be a typo or spelling error. It's heritage listed as it is a unique building from an era where Epping was of a different scale and density and a reminder of the beauty of building styles and high quality workmanship now sadly lacking.

    Just rang NSW Planning and asked by a PUBLIC meeting about this DA is at 3 pm when most people work and would need to take time off to get to this meeting. Not only that it is in Rydalmere on Victoria Rd and will finish at about the afternoon peak time. No response, of course.
    Anyway, I want to say as a long time resident I do not want this to go ahead. It is one of the last remnants of Historical Epping and a beautiful stately building. I fear that it will be smashed and dumped to make way for a monstrosity.
    We have already had enough destruction and the people of Epping deserve some beauty to be left. Something with grace and style which is sadly lacking in the high rises that are being built at the moment.

    I feel sad that the last remaining bit of green grass is going on this part of Oxford St and more poorly planned buildings are going up. I have to put up with garbage and rubbish on my property as it blows over the fence as the workers don't seem to care. I feel powerless to do anything.

    There is two schools in this street and I have a young child and I've been forced to walk on the road to get around the work sites. I've witnessed at several near misses and poor traffic control. I've called council and they did arrange for a Ranger to attend one of the building sites but once the Ranger is gone the dangerous practice continues.

    I'll definitely write and complain again but feel like the residents are suffering.
