Development on this site should not be permitted to exceed two to three storeys. This site is close to St Anne's church which is heritage listed under the Ryde LEP. I note that the Armenian church now has established a very close legal relationship with the Anglican church administration, as reflected in the current signage at St Anne's approved by Ryde Council.

The Ryde Community Alliance therefore anticipates a genuine and positive relationship between the Anglican and the Armenian churches that will secure the heritage significance of St Anne's church and cemetery for future generations of Australians and citizens 0f Ryde to enjoy.

Accordingly, the Alliance submits that development in excess of two storeys would be excessive and would seriously compromise clear views to the Parramatta River and restrict the movement of breezes from the River to the adjacent land, including land along the Victoria Road frontages.
