    Far too many units for this area, one house is demolished and 166 families move in? Keep the development reasonable as in 20 units perhaps...We have terrible gridlock and parking issues already.

    Eight houses are being demolished, not one. These developments along the Cliff/Kent/Carlingford roads are limited to 5 levels which is not that bad considering places like Wolli Creek are building much higher in a smaller area.

    As long as the local schools can accommodate the increase it should be ok. With regards to parking, the Cliff/Kent street areas are used by many people who need to park their cars in order to catch the train at Epping station. Generally parking around this area has been untimed and free for the whole day. What is going to happen to street parking once residents start moving in to these developments? Although these developments have basement parking, potentially hundreds of residents and non-residents will be competing for a limited amount of street parking.

    It's difficult to believe that the supportive comments don't come from people wih a vested interest like developers and real-estate agents. I hope HSC are not swayed by anonymous comments by people who, for all we know, don't even live in Epping.

    As a long-time Epping resident, I'm appalled that these sorts of developments are being approved without any apparent consideration being given to the impact they will have on demand for local services such as schools, as well as traffic and parking.

    Not all of Epping's residents are against change. Believe it or not we need to accommodate for the increasing population and NIMBY attitudes don't help. Epping is no different to the rest of Sydney, which is undergoing high density transformations.

    Anyway, I do agree with Norman that school and local infrastructure upgrades are essential to accommodate for the increase in population around Epping.

    The greed creep by the State NSW government and their developer mates are destroying the essence of Sydney. We live in Sydney, not high density unitville of Bejing or Singapore. The heritage aesthetic of federation, and jewel in the grown bushland setting of Sydney sets it apart from any other city in the world. We need to protect this. HSC and the Baird government's myopic attitude to creating a Bairdtopia and treating a community as a commodity is quite disgraceful.

    Agree strongly. Yes our beautiful suburbs are soon to be a story. My grandchildren wont see the ecidna brush turkeys we feed every day by hand or the three possums that sit with me at night on my verandah whilst i feed them fruit. These little things r why my children luv our area and have a love and care of nature. No trees means no possums or other wildlife. My daughter at 10 asked why those mean people bulldoze down the old pretty houses? I just cried.

    The NIMBYism here is truely astounding. Epping used to have pasture lands, orchards, fruit and vegetable growers. This made way for houses, which is now making way for high density living. As the population increases we need to house, feed and provide jobs for these people. You expect everything to stay the same in Epping yet society constantly progresses, evolves and changes as the population grows.

    There is a national park close to Epping. Boronia and West Epping parks are both getting upgrades. The primary schools have also re-zoned their boundaries to accommodate for the increase in population. Several established trees have been saved by the council if you read the DAs and even look at the amount of trees sectioned off around cliff road.

    Epping will become a major transport hub once the NWRL is done. The Carlingford line is also going to be changed to light rail in the future, with plans to extend it to Macquarie park via Epping.

    So with all this happening you expect Epping to remain the same! As long as the council uses the developers contributions for the people of Epping these developments will be fine. People here need to see that this is not the end of the world.

    John, the council doesn't use the developer contributions in the Epping area but in other parts of the Shire. We have shouldered more than our share of developments in this area already.

    Epping will never become a major transport hub because the road traffic is not even being considered in the total overdevelopment being planned. Epping Bridge is a complete nightmare at any time of the day or night. Carlingford Road is completely gridlocked most of the day, Pennant Hills Road, well nothing need be said to those who have to use it. Trains to and from Epping are at capacity at both ends of the peak hour already. There is NO parking at Epping Station and none planned. On which planet would this overdevelopment be considered wise? And no, I have never made a donation or gift to a Councillor or council employee. But I'm damned if I believe no-one else has - somebody has to being accepting graft to approve these future slums.

    I would like to reiterate Vanessa's point about street parking along Cliff Rd/Kent St, but also include Hazlewood Pl and Rosebank Av. All these streets are in close vicinity to the station, and are therefore used as day parking for commuters who use Epping train station. These developments are going to bring a considerable amount of cars to these streets, and although basement parking is provided to the residents of these developments, there will inevitably be spill over on to the streets. Currently the parking signs on these streets restrict parking due to construction of these developments, but once this and the other developments are complete what are the councils plans regarding the street parking signage in this area? I know a dedicated parking structure for Epping station is a state government matter but have Hornsby council tried to convince the state government of its potential merit for Epping.

    With regards to Cheryl's comments;
    I've seen slums and these are nowhere near that. All of Sydney has traffic problems, its not just Epping. The RMS are upgrading the Beecroft/Carlingford Rd intersection, widening Epping Rd and upgrading the Epping Rd/Essex St intersection. So provisions are being made to improve the surrounding infrastructure.

    The trains are packed during peak hour on all lines, not just at Epping. Once the NWRL is complete you will get more trains per hour in addition to the existing trains on the T1 northern line. There are also buses from Epping station to the city so there is no doubt that Epping will become a major transport hub.

    The upgrade to Essex at will do nothing to help the traffic flow, instead it will just cause more angst to drivers. The extra lane ON the bridge will not be built for many years after the upgrade .The extra lane on Epping rd heading towards the bridge and Parramatta will be a left turn only down Blaxland rd at Epping rd/ Blaxland rd intersection, minimal traffic takes this route to Blaxland rd, they mainly cut down Essex st.
    However, as most people know, the extra lane will be used by people to race up the outside and cut back in just before the bridge, so we will have traffic going from 2 to 3 back to 2 lanes to go over the bridge in the space of 500m. Doesn't help traffic flow at all.
    Likewise ALL traffic from North Epping will be forced to come through Essex st to go over the bridge. With units being built in this section of Essex st too and the third lane only being about 30 m long, traffic will be back to the round about in Pembroke st if not through it.
    More units, more people,more cars and not enough forethought for infrastructure and the residents already living in Epping, and of course NO parking provided for station commuters.......to me adds up to a big mess.
