I believe the proposed development will negatively affect local residents, particularly with regard to reduced on-street parking and safety concerns posed by increased traffic in nearby residential streets.
The development does not comply with minimum parking requirements (12 spaces required, with only 4 proposed). The traffic management plan suggests street parking nearby offers an acceptable alternative. I do not support this, as there are very few parking spaces on David Street - the closest road to the centre. The traffic management plan supports that there is limited parking on David St, but includes Anderton St as a viable option. Parking on Anderton Street would involve crossing the very busy Marrickville Rd to access the centre. This is not a safe or convenient option for parents with small children. It is far more likely parents will try to park in David St (or possibly Robert St), resulting in negative impacts on residents including loss of on-street parking and the potential dangers posed by increased traffic at peak drop-off and pick-up times. David St has many young resident children, in addition to regular pedestrian traffic to the local medical centres (many elderly), so increased traffic would be particularly dangerous.
While public transport in the area is good, it is not my experience that parents use public transport to drop children to local day care centres. I therefore do not think it is correct to assume the Centre's inadequate on-site parking can be ameliorated by public transport. The development will certainly have a negative impact on local residents in terms of noise, reduced residential parking and increased traffic posing safety risks.
I would appreciate the above be considered when assessing this application.
