    Sounds OK - as long as there is enough setback to allow another 2 lanes each way on Carlingford Road. Otherwise you are all kidding yourselves.

    Far to many units for a area that has so much traffic problems now!!!! its a disgrace epping will never be the same, shame on all involved.

    Shame on those idiots planning. Where are the scools, swimmg pools, parks? More teenagers to grow up and have no where to hang out. Traffic! Really are the councils or planning persons just that dumb. Bye bye our beautiful character tree lined classy epping. Here comes another eastwood. Ruined by chinese developers. We try hard to find an aussie around now! Where is the balance. Shame and disgraceful. Westpac carlingford court had signs up last month with no English interpretation. That is only a small beginning for a beautiful area taken over with no respect to the beautiful homes and trees cut down. My school makes the children learn korean from kindy onwards-what about our choices! My children would benefit from maths or english additional learning. Oh and the funny thing, the schools large resources are used to teach non english children english. So my child with proof of learning difficulties misses out on teachers aid. What next for our beloved epping. What ashame our voices are not heard and i am definately speaking for many others.

    This area is congested with traffic currently in peak hour . How will it cope with another 144 cars trying to enter and exit Carlingford Rd? Will access be directly onto Carlingford Rd? I do not believe all the residents of this complex will be catching public transport, or have only car per unit! Where are the additional cars from residents in this complex going to be parked?
    How is it Epping residents who bought into the suburb years ago because of the lovely nature of the suburb ( treelined streets, older style federation houses etc) have no say in the development of area they live in? The whole nature of the suburb is being changed by the decisions of people who don't reside in the direct area.
    I understand the population is increasing and we need to increase available housing but these units will probably be selling above what most young Australians can afford.
    This is not development this is OVER DEVELOPMENT.

    The traffic congestion and lack of community facilities in this area is already very stressful for families living here. Cramming more people in like this at such a high density particularly when more units are planned for the Coles site will create complete traffic gridlock and overcrowding in our already full at the seams local schools. Then to make matters worse, Hornsby Council is planning to close Dence Park pool permanently meaning more loss of amenity. The loss of trees in this area is tragic and impacting wildlife adversely and will be further compounded by these high rise units. The NWRL will cut off direct access to the city stations such as Wynyard, North Sydney etc and make many people go back to using their cars which will mean more traffic gridlock. The density off these units must be kept low and lots of trees and landscaping used to soften the impact.

    I agree, but what is needed is residents banding together and presenting cogent and we-argued objections to council. The State Environmental Planning Policy allows for objections to be lodged formally and must be considered by council. People talk about community and neighbourhoods all the time so it is advantageous to everyone to put the talk into action. Get your neighbours together, start sending objections to council and fight against the destruction of this once beautiful suburb. Consider what the impacts are and how this over-development will adversely affect the amenity of our beautiful Epping! Look at the Local Environmental Plan and the Heritage Plan. It's all on the Council website.

    We're all sick of the congestion and the high rises and the poor driving and the fact that it takes more than half an hour to get from Carlingford Road to Oxford Street at certain times of the day. But internet postings are NOT enough. Action speaks louder than words. Done properly, we might just see these over developers pulled into line and shown they can't just ride roughshod over people who have lived here for years.

    I exhort everyone who will be adversely affected by this to GET ACTIVE AND GET INVILVED!

    Having read through the application for this property, it is disappointing the way in which it glosses over significant issues in relation to the impact of the development on the area. In particular I want to draw your attention to the traffic impact assessment. There are a raft of issues with this survey and the supposed marginal impact that adding over 140 units and 150 car parking spaces.

    Firstly, the assessment only considers the impact on the immediate intersection and glibly suggests that being close to main roads was in and of itself good enough to handle any traffic and distribute it away from epping. It fails to take into account that Carlingford Rd already suffers from significant delays on the approach to the Beecroft Road intersection during the AM peak period and even at times outside of this period. The beecroft road bridge is the first non tolled means for through traffic to cross the railway line since pennant hills and as such draws traffic from a range of areas west and north west of epping. Additionally the M2 also suffers heavy traffic during peak periods even with its high toll deterring some users, Either way, users are required to either travel via carlingford road or attempt to use increasingly congested back roads like Ray Rd and Midson Rd to get across the railway line. The biggest problem with the carlingford rd approach is the combination of the 3 sets of traffic lights between cliff road and blaxland/epping road results in significant congestion and queues and even with the lights providing a favourable phase there can still be long delays for other traffic coming from carlingford rd.

    Secondly the traffic assessment can only point to a 2nd right hand turn lane from beecroft southbound into carlingford rd as any tangible example of road improvements in the area. A 2nd right hand turn lane not only wont do any good at the rawson/ray rd intersection lights limit the capacity of cars that can turn right as they meet a red light. Nor does it address the traffic problem of Rawson St/Ray Roads nor Carlingford rd -> Epping road.

    Thirdly many of the public transport options such as the 288/290/295/546/549/630 services are rather limited in their operation, with the many of these services being limited in peak and even more infrequent off peak. Likewise a service like the 630 doesnt even run on weekend and the 546/549/M54 and 630 all impacted by the congestion around Beecroft,Carlingford Rds and Ray Rd/Rawson St. Likewise the Northern Line at Epping station already is straining to handle existing capacity and the shutdown of the epping chatswood line for upgrades will further deter people from public transport use.

    Finally the report fails to consider the impact of multiple developments as both part of the urban activation precinct or even further beyond that. Carlingford Road at the Carlingford end has already seen many new multi tenant buildings in and around that end of the street much traffic of which is being added to the increasing congestion at epping.

    In conclusion the DA submission for this development is extremely narrow in its focus and fails to realistically identify the actual impacts of adding in over 140 extra apartments on the transport and traffic facilities of the region and without actual significant changes to the road infrastructure in the region and without further upgrades to the public transport infrastructure, this and any other development should not be approved until such time as the area is better equipped to handle the expected growth, let alone the current levels of development.
