I am the owner of Musclemania Fitness Store located in the adjoining complex (Menai Services Centre) to the complex in this application (Menai Trade Centre).

I do NOT support this application!!! I have numerous concerns, as a long term occupier in this direct vicinity and as the public access to these facilities are shared with the complex my store is located in (for the past 15 years). This is already an extremely busy thoroughfare with large trucks, both private and commercial vehicles driving in and out all day and into the evening.
The parking issues in and around these two complexes have always been a major issue of contention. The parking along Old Illawarra Road is largely taken up by employees of the various companies that work in all commercial complexes located on both sides of this road AND the swimming complex located in the Homemakers Centre.
THERE IS NO PARKING AVAILABLE FOR ANY MORE FITNESS CENTRES that require parking for 18 plus clientele at one time (and throughout the day and evening)!!!! This will definitely overflow into the dedicated parking areas in each complex (Menai Services Centre and the Menai Trades Centre).

PLEASE NOTE!!! We already have 3 Fitness Centres, 3 Physio Centres doing classes, various Dancing Schools, Boxing and Martial Arts Studios, a large Swimming Centre and ANOTHER Personal Training Studio application as well as this one currently at Council......all in this direct vicinity and on this road.

It would actually be a safety hazard to have people trying to park and/or walk into this extremely busy and cramped area, that has trucks, commercial vehicles and cars for service at the Mechanics, Auto Electricians, Tyre Repairs, Motor Bikes, Marine etc using this same area from early in the morning to late in the evening.

I do hope Council will review this application closely and decide against any such use of this industrial unit.

Lack of parking is already a major issue in this complex, with Menai Car Repairs already taking up the majority of available spots. During school holidays the problem is worse with excess traffic from the Urban Life Church

The area simply cannot accommodate another 20-30 cars a day, as these spots simply dont exist

I am the owner of Specialist IT Solutions in Unit 17, 800 -812 Old Illawarra Road, and have to share a driveway with the complex in question. This shared driveway is already overrun with illegally parked cars often making it hard to get through and into my own parking spot. With the various businesses that are already operating within the 2 complexes, we are quite often left with reserved spots illegally taken and "double parkers" spread throughout the remaining available parking areas. it is a constant issue that appears to have no resolution, but adding yet another Gym and it's patrons will certainly make parking here worse then ever!!
I hope the right choice is reached here and that the application is decided against..

I am writing with concern for the proposed Gym in unit 2/ 814-822 Old Illawarra Road,
Menai NSW 2234. The application for another gym needs to be denied. We are located 2 shops down. Our tyre shop has allot of drive-in/ drive-out customers, this is approximately 40-50 customers a day.

We have been a tenant since Menai Trade Centre first opened, we have only ever been allocated 2 parking spots, which is a challenge to even get one of the two spots vacant for parking on a daily basis.

Having another gym in an already highly congested area would be unsafe, inefficient and would create access issues for not only our workshop. There is no parking directly in-front of unit 2. The only parking there is not actual parking.

This area needs to be clear for couriers and trucks to access. The flow of extra traffic would be hazardous. I have recently had an accident with another vehicle driving in this area, due to there lack of knowledge of the driveway. This was very costly and time consuming which we don't have.
I have taken some photo's to not support the approval of a GYM.

Please consider my comments on this application.

The complex has major parking issues and on a regular basis people park in the adjacent complex. As a business owner will subleasing some space in 800 to 812 old Illawarra Road complex, (the adjacent complex ) I am extremely concerned with the potential increase the number of cars that will affect our complex.

Opening another Gym in this complex is a big mistake as it will create major traffic complications.

We're already having trouble with the flow of traffic in and out of these two complexes and the limited parking will cause a much bigger disaster.

Members of my gym often find it very hard to park in the allocated parking area as we have an overflow of cars from both the neighbouring Menai Swimming Centre and the GoodLife Fitness Centre that park along Old Illawarra Rd, also use our parking spaces.

Old Illawarra Rd parking is used by workers in the complexes on both sides of the road, during the day, as well as the allocated internal parking. In their application, they referred to "22 available car spaces". There is no allocated parking directly in front of the Unit in question. Any car space in this complex is shared with ALL the other businesses and the Church. They would have no more than 2 in actual fact, allocated to that unit.

Please Note: This thoroughfare is also used by delivery trucks, couriers, big container trucks and garbage trucks. Walking here, is definitely a safety issue with all the heavy vehicles using this entry road, day and night.

Reading the application lodged with Council, I noted that my gym Club Vulcan was mentioned in support of their application. I have never met these people and never spoken to them at all and in no way support this application.
I oppose the application and I ask the Council to do so as well, and not bring anymore traffic chaos and disruption to this complex.

My name is Clayton Davis and I own and operate Sydney Martial Arts Centre located at Unit 6 Menai Services Centre, directly adjacent to the Menai Trade Centre, 814-822 Old Illawarra Road, where the application to open another gym is located. I do not approve of this application to Council and thoroughly agree with all the other comments from neighbouring business tenants, both from the Trade Centre and the Services Centre, that this will cause major issues with parking and safety. As noted in other letters to Council against this application, there is only 2 allocated parking spots for this unit (which is located in a tight laneway behind the existing Church premises!). Therefore, customers would inevitably come into the adjacent Menai Services Centre where my business and many other (already established businesses) are located and take our customers parking.

Being located in the Services Centre, my fitness centre along with Club Vulcan fitness centre and the classes run by the Physio upstairs, are far enough away from traffic and the surrounding Trade businesses (mechanics, auto-electricians etc) in the Trade Centre, that we do not interfere with them in any way, or they with us. It is my opinion, that to put a gym in the unit in question, between all the busy trade businesses, with no safe walking access is ridiculous. I hope council will strongly oppose this application.

We are located at the above address and have major concerns regarding the planning of yet another Gym in this area, more importantly the capacity for car parking.

Currently the car park in our "business estate" is working to capacity at certain times of the day with existing clients finding it difficult at times to park their vehicles. Establishing another business which would require a number of parking spots and a higher volume of traffic being bought into the complex would be an issue.

We currently have to deal with Menai Swim Academy parents parking here and walking their children through to next door as well as on occasions shoppers to Menai Central over the road.

From a safety point of view, we are concerned that the additional traffic volume would present an unacceptable risk given the fact that large transport trucks access the complex throughout the day. Already we have congestions with the lack of parking at times and have heated exchanges between truck drivers and visitor vehicle drivers.

Please refuse this application as we cannot cater for more traffic/parking!
