    I wish to register my concern regarding this and other multi unit proposals impacting on Essex Street.

    Roads and Maritime are currently seeking feedback on the proposed widening of Epping Road and right turn lane from Essex Street and it may be that this work including changes to the Langston Place right hand turning lane may be commenced and continue during any development work in Essex street.

    If the current chaos surrounding the development on Carlingford/Pennant Hills Road is any indication it will be vital that any approval is strictly conditioned in regards to Traffic Management Plans and that the TMP is strictly monitored so as to reduce the inevitable chaos that will result from lane closures arising from construction activities.

    It was suggested during planning briefings for the Epping Urban Activation plan that traffic changes would be in place prior to any development. While this was a statement from NSW Planning it would be appropriate that any development is managed so as to maintain the amenity for Epping's existing residents rather than focussing on any inconvenience to developers and their profit margins.

    The TMP should be approved by Hornsby Council not a private certifier.

    We believe the additional apartments to be build in this two lots will create more traffic congestions to the existing tight traffic condition as Epping road is always stuck during the peak hours. also there won't be enough street parking due to the increase of populations, and the current existing amenity is not capable for there additions populations. Lots of children walk cross the street to go to Library, child care and schools, additional passenger foot bridge should be build on top of Epping road for people crossing, otherwise no safety at all.

    Council should be the PCA instead of any other private certifier to assess this Development Application. and there have been more development sites around this area, next to Epping road, cross Essex street, roughly more than 200 hundred apartments will be build within 500 metres of this site, we wish council to consider impact of number of development sites to the whole community not only this single development. More infrastructures are needed to support these additional apartments.
