A Service Station here would have same negative impact as the proposal at 1 Dalma St, Ormeau Hills QLD 4208

It would be bad for traffic congestion and have negative consequences for estate, home and my your my family

Please please upgrade the roads and infrastructure before you allow any development applications along Tillyroen Rd. If the applicant is this desperate for a servo in this location then look at upgrading the mechanics it is a disgusting eye saw. Upgrade this and put a servo there or better still on the corner of Tillyroen Rd and upper Ormeau ridge Rd where the traffic lights have just been installed.

1 Dalma or 3 Tillyroen same same… reject this application

  3. Jessica Coyne commented

This will have the same implications to the area with congestion as 1 dalma
This is a residential quiet area with no infrastructure to support such traffic and noise
NO! There are 2 servos less than 2mins drive it is not necessary

The people who live in these areas do not want any petrol stations to be developed.

There are lovely homes in the area, family's and people who love the outdoors. Putting a smelly, busy ugly service station in will bring our quality of life down, our value of our homes and creat for too much congestion on our roads.

There needs to be massive upgrades done to the roads before any more infrastructure is built around here.

No one wants a petrol station here. Please do not allow this.

There are certainly enough servos around the area already. Trying to add this one in will be a nuisance to the community. It will multiply traffic and congestion would be horrendous.
Servo’s are great, but if it’s not in the right location, they’re complete nightmares.
So let’s avoid creating a nightmare.
    Much love!

Why not consider the corner of Tillyroen Rd and Upper Ormeau Ridge Rd?

Traffic lights have already been installed there and there is no immediate homes affected by the traffic, noise, lights and smell that would come from a service station.

So much more work needs doing around Ormeau Hills and Ormeau before bringing more traffic to this area. It is bad enough as it is.

Oh for goodness sake honestly how desperate is this developer to put a petrol station in an area where the residents just DO NOT want or NEED it?? Tillyroen road is a completely unsuitable road to put a service station not to mention unnecessary when there’s 2 other service stations within a 2 minute drive. It’s utter madness to approve this, or any other application for a service station along Tillyroen road. It’s a quiet residential area with a huge number of young families. Children walking to each other’s houses, to school buses etc the only bus stop being on Ormeau Ridge road which would have children dangerously walking in front of this service station it’s a fatality waiting to happen.

I am part of the elevate estate community and we DO NOT WANT this new petrol station near our homes. There is no need for it, and it will make the area far too busy.

  10. Michael Pithie commented

There are already 3 existing petrol stations within 1.3km to 1.8km of this location.

If the developer is so desperate to build a petrol station etc. They should look for a more tenable and safe location.

I DO NOT SUPPORT THIS APPLICATION.

I will be following up with the town planner and the local member to block this proposal.

This will just case more congestion and traffic then is already there . Would you like a servo over your back fence ? Why does the area need yet another service station ? It will bring down land prices !

  12. Nicole Smith commented

This would just add more congestion and chaos to an already busy area !! The area is surrounded by servos another is not needed !! Would you like a service station over your back fence ???

Application MCU/2021/310 Service Station Ormeau Hills.
In conjunction with GCCC Guidelines Planning Scheme Part 7 Division 2 Specific Development Codes.
    Chapter 31 Service Stations.
    PC3. PC13
Going through the plans for the proposed service station on the corner of Dalma Street and Tillyreon Road I have noticed that the entry for the service station is approx 20 mtrs up Dalma Road a very narrow road accessing approx 100 houses. In accordance with your guidelines PC3. The Service Center site must have safe and convenient access to and from the site. I hardly think this entry and exit meets the service centre complies with that proposal.
The exit off Tillyreon Road is hard enough as it is now with the 70 Kls Zone and very short exit into Dalma Street.
Getting on too Tillyreon Road either way during peak hour is very scary as you cannot see vehicles coming over the rise from north to south and you can spend 10 minutes just trying to get out on too Tillyreon Road.
The exit from the proposed service centre is too the left only, I can see that this will not be adhered too in any way as too direct traffic further north will either make people turn around at the entrance too Ormeau Ridge Road or the exit to the Peachey Park which also has a left turn only.
Unless this servo is only wanting north bound traffic.
There is approx 10000 cars and trucks go past Dalma Street each day, off this amount I would say upwards of 2000 truck and trailers. If 10% of these trucks start using the service centre for fuel and coffee this means they will be turning into Dalma Street and then into the Service Station.
One would wonder if the service station is planning in putting in HIGH FLOW Diesel Pumps to capitalise on servicing the large truck that passes the front of the proposed service station.
The road north and south of the proposed service station will have to have a major upgrade prior to the opening of the station and I would think that this would be in the vicinity of $1.5 million being conservative. Has the council built this into the establishment of the centre.
The first thing that comes to my mind is the semi trailer with the fuel to supply the servo, where does this park and what does it restrict the flow of traffic into the station.
The centre itself where the entrance to the coffee shop allows for cars to be waiting within close approximately to the neighbours on block lot 33 ie Fuel smell.
The rubbish bins have been placed at the back of the servo also near Lot 33.
How will the lightning of the centre effect the neighbours.
We do not have a proper footpath past 3 Tillyreon Road as it is and with school children having to walk along the goat track now so is a new footpath going to be in the plans also.
Is the proposal of the centre to be 24 hours.

This should only be considered if the developer is required to

    - upgrade the section of Tillyroen Rd that will be used for accessing the site.

    - fund additional soundproofing for the adjoining and adjacent homes

    - have the highest level of vapour recovery with a guarantee nearby residents won't be impacted by fumes

Why not consider the corner of Tillyroen Rd and Upper Ormeau Ridge Rd? Or even Norfolk they have no service station.

Traffic lights have already been installed at tillyroen and there is no immediate homes affected by the traffic, noise, lights and smell that would come from a service station.

So much more work needs doing around Ormeau Hills and Ormeau EG, footpaths, roads, pothole repairs before bringing more traffic to this area.
