Is Mulyan St not a R2 zone? Why are we changing the density suddenly?

When is this over developement going to stop, six units on this site should not be allowed there is a natural water flow on this land, you cannot pipe it, yes you can, if it doesn’t rain but the run off in heavy rain will cause flooding in other areas streets are now congested with too many parked cars, you cannot drive down a street with.out stopping if a car is coming in the other direction.six units equels twelve cars look at the site it already is contested There is a major waterfall behind this land, piping the water course will only increase flooding in other areas

This site is steep with a watercourse running through? 6 units is way way too much for a sensitive site like this. 3 units at the most would be more feasible. Has anyone from council actually walked on this site? please do. all very well doing a building plan, but actually look at the damage this is going to do.

This is a massive over development for the site and area. Issues of car parking, privacy, vegetation loss, run off amongst others. A duplex would be appropriate at most for this site.

I am opposed to this development as it is not in line with the rest of the suburb, which is predominantly made up of single dwelling properties. This will increase traffic congestion and difficulties navigating what is a small windy road and will result in more people parking on the street (residents and visitors). It would also mean a significant loss in vegetation, more trapping of heat in summer, and reduced privacy for neighbours.

Sutherland Shire will eventually become multiple dwellings, many will be Strata & ugly Apartments…all the more money for the Council…AND Council refuse to build Dog Parks for small Dogs. If you own Border Collies, German Shepherds, Whippets, British Staffies, Greyhound, American Staffies, Rottweilers, Bulldogs, Irish Setters, Great Danes, Bull Terriers, PitBull, Cattle Dog, Kelpie, Koolies etc, There are a few Unleashed Dig Oarks in the Shire. If you own a Maltese, Cavoodle, Moodle, Chihuahua, French Bulldog, Papillon, Cavalier, Dachshund, small X Breeds etc the Council is not interested in you or your small Dog. Remember this when your Vote in the next Council Election. They don’t care about me or my little Dog….so……naturally I don’t care about the Councillors !!! Some of the Councillors have been on Council for years & years & years & years & nothing changes. Time for a big change with Councillors…they have become to comfortable on Council! I refuse to take my small Dog to an unleashed Dog Park. A large Dog can kill my small Dog with 1 bite or shake it -

Apart from the footprint of existing buildings, this lot should be declared a Council stormwater easement. A huge Council stormwater pipe discharges about one third down the block. Downstream of the pipe outlet, the flow has eroded all the soil to bedrock, forming a steep water course that flows onto the Sydney Water easement carrying potable water supply. The flow from number 28 Mulyan St has already significantly eroded that easement and piping it for the proposed development would exacerbate the problem for Sydney Water, as well as the villa complex accessed from Binya Place.
The props development would either have to be built on stilts over the watercourse, or the water would have to be piped down to the large Sydney Water pit under the potable water supply line.
No professional who physically inspects this site, including from the adjoining Sydney Water land, would approve the current proposal. It cannot be assessed on paper.
