    Don't permit the building of this structure at 52 Harris St, Labrador.
    Please, seriously reconsider the logic, & practical implications of erecting a building of this size. Examine the green belt, which local ratepayers contribute too & support. We encourage, nurture & protect local species & provide water & shelter for fauna & flora.
    Every person on the Save Our Suburbs site is gravely concerned about maintaining the safety, privacy, integrity & serenity of our homes & our neighbours' homes. We value our own privacy & our friendships with each other. We choose to live in Labrador for the many beauties that it offers. All of which will disappear if our Suburb is raped & pillaged by a greedy, pimping Council.
    The GCCC is one of the richest in Australia!! I fear that Tom Tate is a dangerous, greedy & self-serving narcissist, who obviously doesn't have the very real concerns of the community, whom he is supposed to serve, at heart. Otherwise, he would pay heed to our words.
    He seems yo be feathering his own nest & allowing greed to rule sound decision making. There's nothing wrong with wanting a financially secure future, but you don't do it by robbing your constituents, friends & neighbours of their peace of mind, regarding the beauty, safety & security of their homes. Or by promoting high population concentrations in peaceful suburbs.
    I've said before, & I'll say it again. The height of buildings should follow the lay of the land. Low rise to the coast, high at the hills. We preserve views for everyone. We prevent wind tunnelling which coastal high rises create, we prevent reflected heat & glare of hectares of windows...it goes on & on.
    By providing adequate parking &/or transport to the many beauty spots out GC has to offer, this allows everyone to enjoy our beautiful GC home. There is an abundance of cleared land on the GC, already available for building, & an abundance of homes available for sale or rent.

    I agree with the above comments on high rise development in Labrador by Helly Watson.. I am in Muir street & have 2 different heights on either side of the road which will look ridiculous & be very dangerous right on a corner to have high rises & only 1 carpark per unit in these buildings .. keep the high rises on the waterfront not in the suburbs ...

    I beleive there may be some comments on here from people who are invested in the project. Either financially or through a freind/ relative connection.

    The Gold Coast City Plan is absolutely ridiculous. The load for higher density should be spread across the entire Gold Coast, not restricted to three suburbs,, Labrador, Chirn Park and Biggera Waters. The residents in these three suburbs (I live in Labrador) are all against this proposed City Plan. The suburb of Labrador has a fabulous community spirit which will be lost if it is turned into a concrete jungle. I sincerely request the Gold Coast City Council to decline this request and scrap the Proposed City Plan. Spread the load across the entire Gold Coast. It’s the only fair and equitable thing to do.

    The residents of Harris st have worked hard to update their houses and have increased the overall value of their properties through a joint upgrade of all their properties.
    Please do not allow this type of building to reverse all their hard work. Harris street is a quiet wide and safe street that kids ride their bikes down the middle of the road. Putting an extra strain on parking and amenities in the area would be devastating. Please don’t approve this.

    Higher density is needed to support the population growth on the Gold Coast.
    As a labrador resident I agree with higher density for the city plan as our suburb is next to the CBD -Southport.
    We’re not going to live here for forever - no one can. The change from what it is today to a city isn’t going to happen overnight. Let’s enjoy our suburb as it is for now and hope to pass on future wealth to the next generation.
    The more our suburb grows the less affordable the area will be for the riff raff we still have in some parts. Let’s clean up labrador and make it even better !

    No code assessable DAs and splitting parcels of land get comments all the time it’s important for residents and home owners to keep connected with what is happening in their community. Even code assessable DAs get thrown out all the time. One of the most recent in Cameron Caldwells division.
    There should be a tipping point a critical mass of local residents and home owners that should have a direct effect on development applications.
    Harris st is a beautiful low density, low rise street with beautiful homes and single home blocks.
    This subdivision application and the very real future planning on this increased density and heights on this split block will certainly not fit in with the low density eclectic nature of this street.
    This will herald more undesirable unsustainable higher density developments and set an unwelcome precedent. Just like these kind of DAs have in communities like Palm beach. Where Developers literally strong arm council and use fear of litigation to get non code assessable DAs passed.
    Not acceptable in this community.
    I strongly oppose it.

    All high density living should stay where it is along the highway & Broadwater. We have a number of high density living areas eg Smith Collective that are better suited for growth as they are on the tram line to ferry people to the Southport CBD and further afield & with great amenities - Cafes, restaurants, hairdressers, access to the hospital & the uni, Woolworths, green spaces. The roads and ammenities In Labrador and Chirn Park are NOT sufficient to support the City Plans. Southport CBD also has a number of vacant blocks and vacant high rises that can accommodate the expected GC growth. The heritage of Labrador and Chirn Park should be left intact for everyone to enjoy, come down for lunch or dinner anytime, BUT leave the high rises where they are!

    The best thing that can happen is some high rises bring in some young professionals and then good cafes and restaurants will follow AND your house prices will increase.

    Changing this site to two lots of 500msq is pretty standard for this suburb. Are you all living on 1000+ lots? How about Sydney Street where small lots are selling for $1.2m! We live in Harris Street, our house was built in 1954 and comes with an immense amount of problems. We too look forward to splitting our block and building 2 beautifully designed houses that enhance the suburb and raise the value of houses around us. People need to balance their views with the economic needs of owners. Be kind. Take a breath. Buy a dog.

    How many of you live on a 400-550 sqm lot?
    How many of you have built giant Hamptons style home and knocked down old character cottages to do so....ruining the 'heritage and charm' of Chirn park/Labrador that you want to save??
    Why is it OK for you but not for others?
    Let the sub division be what it is....a simple division of title....not a high rise, and stop putting your fears and predictions on to what you think is going to happen.
    We should all be allowed to sub- divide and build a couple of nice houses and pass our fortunes on to our children just as our forefathers have done.
