1. I am opposed to this proposal.

   The proposal is an unreasonable impact upon the character of the area and should be refused.

   The proposal if approved would generate excessive noise, odour, litter and light throughout periods of the day where the impacts will be pronounced.

   There is no community benefit of the proposal approval sufficiently significant to outweigh the negative impacts.

   The community will experience increased impacts and costs through litter on the streets and in nearby public reserves.

   I submit that the only appropriate determination of this application is one of REFUSAL.
