    Reduction in Standard Car Parking Requirement:
    This should not be permitted for the following reasons:

    1. The existing frontage of this property permits only 2 car parking spaces on Norfolk Rd in front of this premises. With 18 Units in this construction plus the retail premises on the ground floor, there will be a substantial number of cars resident there, plus related to the activities of the retail premises. There is no room in Norfolk Rd for the associated vehicles to be parked if there is a reduction of the standard car parking requirements. Parking must be provided off street for all residents of this construction.

    2. There is already overflow car parking in Norfolk Rd from the Units recently built on the S/E Corner of Norfolk & Canterbury Rds. Cars are parked in Norfolk Rd overnight and also during the day. This is not possible in Canterbury Rd because of the morning Clearway so all required car parking from this premises must be directed to Norfolk Rd.

    3. The car parking requirements for the Dance School at 1 Norfolk Rd are substantial, especially at drop-off and pickup times for dance classes, when the are often no car parks in the Northern half of Norfolk Rd. This tends to be around the top of the hour in afternoon and evenings as dancing classes commence and finish.

    4. Parking for the Armenian Church opposite No 3 Norfolk Rd can be substantial, and extend to the whole of Norfolk Rd, and even Kent Rd, when there are Weddings, Funerals and regular Sunday Church Services there.

    The Construction at 3 Norfolk Rd must be designed to avoid additional car parking in Norfolk Rd, as existing facilities have already taken up all the available car parking in the northern half of Norfolk Rd.

    Given the position of this proposed development so close to Canterbury,Union and Warrigal Roads -- how can one consider reduced car parking allowance. The current traffic alone is often banked up almost back to Making Road even before peak period.

    A proposed setback of only 2 metres would make it appear that the developer is relying on the adjacent parkland for relevant open space for the 18 units.

    This Planning Application MUST NOT be permitted for the following reasons:
