    It should be noted that this development is for 3 additional townhouses as the front home will be retained
    The property has been stripped of every tree. The owner/developer used the previous BMO rules to remove every piece of vegetation from the block and is under investigation for the removal of 3 large canopy trees deemed to breach BMO and had no permits.
    The proposed plans include barely any replacement trees and none that would be considered canopy replacement.
    The proposed townhouses don’t appear to be cut into the the land and as such will easily be seen from the street.
    Sheffield Street has no precedent of any multi dwelling development. The other development within the immediate area is on Shalbury avenue which is not a through road and the development is not seen from the street. There is only one property in at least a 500 metre radius that has 4 houses on the block so this development doesn’t fit.
    The property is zoned SLO3 which requires the property to be covered in vegetation which it will not be.
    Any approval by council will create precedent for many of the large property blocks in the area.
    The immediate area is full of families. The proposed townhouses do not fit the area and they will cause parking issues as there is no off street parking within the development.

    As the first development on Sheffield Street of this kind it is out of character for the neighbourhood, excessive development and completely inappropriate with no on street parking available.
    With the property stripped of every tree with some illegally removed it should absolutely not be granted a permit as it wohld set a precedent for other similar blocks that once cleared (even if this is in breach of rules) you can then build what you like. The felled vegetation cleared without a permit should have to be replaced at the very least.

    The property is zoned SLO3 which requires the property to be covered in vegetation which must be enforced.
    A more appropriate development would be a single dwelling surrounded by mature and established native trees.

    This is so wrong bringing such
    a townhouse development into Sheffield st which a very natural treed area
    The stripping the fauna is also very disgusting and illegal
    the permit should definitely not be granted
