    Dear Planning,

    On behalf of all owners and occupants residing and all future visitors, deliveries and tradespeople who would ordinarily be visiting day to day anyone between numbers 1 and 38 inclusive along Read Street particularly, I/we strongly object to the removal of these garages and on-site car parking spaces.

    The applicant reasons are flawed, namely;

    1. It will have an adverse impact on all neighbours along Read Street,
    2. Additional POS (public open space?), landscape and permeable area is not an objective requirement post-determination, the application has already been approved with the site analysis,
    3. There will be zero reduction to overshadowing, given that the garages are only a single storey and already have a side setback, as already assessed and approved with no previous overshading impact to either neighbour under the development control, and
    4. Read Lane’s existence and purpose is to provide rear vehicular access to each property, lowering the volume of traffic is irrelevant and has zero benefit.

    This objection provides the following considerations;

    a. The application has been approved with off-street parking development control, this is important for both dwellings’ future owners and occupants residing as an amenity and also importantly to alleviate the burden to on-street parking on Read Street,
    b. It establishes a precedence, where there is currently none, for rear accessible properties to remove garages and off-street parking to make way for larger backyards or even swimming pools, certainly again would be a negative impact on Read Street amenity,
    c. There is already a stress on on-street parking on Read Street generally, as the significant majority of neighbouring families have more than one vehicle,
    d. In addition there are three medium density unit blocks along Read Street, each of the units already have a higher number of vehicles and visitors respectively,
    e. a number of recent subdivisions including this application increases the number of occupants and visitors, adding a further stress to available on street parking, and
    f. Waverley Council has a development control that should be adhered to.

    We support Council’s rejection of this amendment

    This must be rejected.

    I completely agree with Williams comments. They also already park illegally in the laneway, thereby making it hard for others to get past to their garages.

    Read Street is already congested due to large of off street parking and suffers from additional stress due to overflow from beach goers.

    Current development controls must prevail, this would be an absurd reason to deviate from them.
