I think this will make a great family home and I am all for progress.

Some points of concern. We critically need 24 hour access to our home and any blockage on Fig Tree Lane, our only access, during construction would cause major disruption to what is already difficult at best. Thoughtless parking of heavy goods vehicles has in the past made it very dangerous exiting Fig Tree Lane onto St Thomas Street as has happened in the recent past. Traffic management and communication to prevent a repeat needs to be taken seriously this time as it is a matter of public safety. Also, it seems the new garage structure is higher than it needs to be and I would be concerned about the enjoyment of 48 St Thomas Street's outdoor space and main living area in relation to natural light.

Objecting to the scale and proximity to neighbours of the proposed house and garage build.
The garage design is unusually close to the boundary compared with the surrounding premises and sets a negative precedent for proximity to boundary builds. Bringing that South wall away from the boundary [further North along Fig tree parade] would reduce the sense of density to the proposal.
The main house building exceeds 8.5m hight line. Reducing the roof pitch angle will easily bring the proposal back under that line and reduce the structures bulk and over shadowing issues.
