    The neighbours to the south lose all sunlight in winter as a result of this design. Can the design not be flipped to have the garage on the south side of the house? Not only will this possibly give the neighbours more sunlight in winter but you also. Kitchen would be on the north side, and your entire north east facade can be opened to gain maximum sunlight.

    How do these new builds rate for sustainability? Does council take this into account? It should be a major requirement in all new builds that they should be built to near zero carbon-it is possible. And council has a responsibility to ensure this.

    I object to the high volume of tree removal proposed for this DA. To remove neighbours trees as proposed is not acceptable. This includes tree 25 a mature cedar which contributes to the streetscape. Likewise the neighbours trees to the north T 14, 17, 22, 23, and 31 contribute to the streetscape and cooling of the suburb. The building footprint will also result in the removal of 11 trees - T 2, 3, 5, 6, 7, 8, 10 , 12, 16, 26 and 30. Council should prohibit land clearing within North Epping for development. This is a leafy suburb and the mature trees and vegetation should be retained. Although trees are meant to be replaced this does not happen. Shrubs or trees which die are planted so most of the new dwellings have not decent trees.

    Please reject this DA. With more considered design more trees can be retained.
