    I do not approve of this development as George St is the only exit & entry road. George St is already traffic congested during peak hours. This kind of development will increase this traffic problem.

    If there are going to be 156 apartments then there must be at least 156 private car parking spaces & another 100 visitors parking spaces to reduce street parking. We are already low on street parking which is caused by all these exiting apartments on George St. Visitors visiting residential free standing home sometimes have no street parking or have to park a long way from the home they are visiting.

    My car mechanic works on this site. The new development should accommodate a car mechanical workshop.

    I do not approve of this development proposal.
    1. Traffic and parking
    Traffic and parking congestion is already an issue on George St. Bakehouse quarter is already at capacity in terms of parking and shopping for residents is difficult. Allowing a further development on George St will completely congest the suburb and change the character of the area. The suburb will be too densely populated and overcrowded with apartments. Unlike surrounding suburbs like Strathfield and Burwood, North Strathfield is significantly smaller in size and should not suffer the same fate of overcrowding and the oversupply of apartments. Council should at least limit the development to no heigher than 5-6 floors.
    2. Transport
    The train services at Concord West and North Strathfield for residents on George St are beyond capacity. Many existing train commuters cannot board the train during peak hours as only one train comes every 15 mins. Council should engage with Sydney Trains to secure more train services, particularly if the 150 apartments are approved and where the T9 Northern Line already services a number of highly dense suburbs like Burwood, Strathfield, Rhodes and Eastwood. Approving the development will cause North Strathfield and Concord West to be yet another contributing suburb to the over congestion of the T9 Northern Line.
    3. Amenities
    Proper amenities such as shopping/supermarkets and eateries need to be allowed to open in the area north of George St towards Concord West. If the development is approved, the industrial area should be rezoned to allow for commercial activity. Accordingly this will relieve the congestion at Bakehouse Quarter.
    4. Building works and disruption
    This development together with the Ausgrid substation upgrade will create havoc for existing residents at 27 George St who are nestled between two concurrent building sites and works. Trucks and works carried out on both sites will congest existing access ways and road and will be of immense disruption from a noise level perspective.
    5. Building quality
    Reports of recent building quality of apartments post 2010 indicate that new developments are not meeting Australian Building Standards, with examples of Opal and Mascot Towers. Civil litigation has also been commenced against the relevant government authority that approved such developments. We hope that the council does not rubber stamp the development and proper inspections of the building are carried out. Failure to do so may mean defects in the new development, negative publicity, and adverse impacts on property prices surrounding the development.
