    The developer has requested a dramatic reduction in the amount of their voluntary contribution - allegedly due to the reduction of in car spot spaces. Given the Council's approach to car spot spaces has been consistent for many years, and this request has been timed to coincide with the near completion of the development, this sounds like an excuse for the developer to make more profit, at the expense of our local community. The development was approved on the basis that there is good public transport, and there are 3 shared car spaces within 200m of the development.

    This development is for 26 new units, which means an increased requirement for community and public infrastructure. The request is baseless and should be rejected.

    I also notice that the "revised VPA calculation" referred to in the application has not been made available to the public on council's web site. If the change in this calculation is the basis for modification of the consent, then this should be made available. The single word explanation provided in the Statement of Environmental Effects, "Accordingly, ..." is not enough to explain why the developer's contribution should be halved. Generally if a development falls short of the facilities required by the regulations then a pro rata contribution is required from the developer. The public are entitled to know why a developer, who is now providing even less facilities, would not now pay a greater contribution. The residents of this building will be putting additional strain on limited on-street parking. Ideologies aside, that is widely accepted as a burden on our community. The Voluntary Planning Agreement process was arguably intended, for expediencies sake, to reduce public oversight of the approval process. The same cannot be said of the consent modification process that the developer is now invoking. More openness this time please.

    Totally agree with the comments above. This development will bring an increase in pedestrian traffic at the bottom end of Llandaff St. Funds from the VPA should be used to upgrade this area.
