    How many Boarding Houses can this region sustain ?
    Is it affordable housing ? How much does each room cost ? $500 ? That is not affordable housing . And if it rented out at that price , how many people will occupy the rooms ?
    Will there be ‘hot beds ‘ ?
    Beds occupied 24/7
    It is becoming a big issue .
    Slums of the future .

    This should not go ahead until the council defines an agreed public limit on boarding house concentration in the area

    I agree. There is a plethora of boarding houses going up everywhere. As apartments are not selling this is the new strategy for developers.
    Boarding Houses cannot have sixty residents and one manager ! Impossible . Or even worse 100 residents and one manager. How could one person control that number of people 24/7. The result will be out of control anti social behaviour which will be totally detrimental to the local people who live close by .
    And developers ar highly advantaged by Boarding houses. They do not have to pay section 96 , a contribution to local Councils. They do not have to pay land tax as they are providing low cost housing and in ten years can sell off the property as individual lots and not pay capital gains tax.
    Therefore three levels of Government do not receive recompense for these very detrimental developments
