    To whom it may concern,

I am the proud home owner of [address and relationship to DA address] 19 Bayley grove. My entire northerly aspect is at risk due this proposed monstrous 3 storey development. This has high potential to completely upset my lifestyle and livelihood. I am an avid gardener with fruit trees and many other plants and flowers, and these rely on this invaluable northern sunshine. I am a dentist in the manningham council and work part time, spending at least 5 days per week at home in my garden. I will be strong on my standpoint and request an immediate stop in any developments to the proposed 3 story development.

There are nil 3 storey developments on this street and it goes entirely against the areas precedent. Residencies and developments have been limited to 2 storey on the entirety of Bayley grove. Car parking on this dead end street is already a concern for residents and I believe this development will only increase this problem.

I also have the following request for any alternative plans that might be put forward as even a 2 storey development poses a huge risk to my northerly aspect:

    -Drawings including site plan and sections ( N-S & E-W ) and elevations (S, E&W).
I appreciate you letting me voice my concerns.

    Yours sincerely
    [ML]

I have been a Manningham resident for the last 54 years. I appreciate that change is part of life. Having said that Council has been negligent in the development of Doncaster as suburb with only road transport (No Rail or Tram lines) Whilst it is easy to blame state governments there is a point where common sense must occur. Traffic management plans appear to have been treated like the baby and the bathwater been thrown out in an effort to raise more rates.

Manningham needs to put in place adjuncts to the planning scheme. When you are building multi unit developments in small courts (Like Curlew Court) there is clearly an issue.

I am a resident of Bayley Grove. I have concerns regarding the parking associated with the development proposed for the above address.
This will be more disruptive to the local residents than the 6 unit development which took two years to complete (at 24 Bayley Grove) which saw the street regularly choked with tradesman’s vehicles, increase in rubbish on and around the street surrounding the development.
A three story development is not in keeping with the other multi-residential developments in this secluded area.

We are long term tenants of Bayley Grove and have had to live through weekly conflicts with the inconsiderate developers of the property at 24 Bayley Grove. This significantly impacted the accessibility and enjoyment of our property. Now that the property is tenanted, we are seeing a significant increase in the traffic on the street which is now at capacity for it's size, with two properties still untenanted.

Now the property developers for 19-21 Bayley Grove are planning to massively increase the housing capacity of the street, with almost no consideration to normal traffic flow, or without consideration for the impact on the surrounding tenants.

This giant development will also block property views for 18 and 20 Bayley Grove, as well as significantly impact the neighbours to either side of the development. From our property, the proposed development will have at least 3 homes with direct views into our living and dining rooms, making these non-private spaces and forcing us to make changes to the property to provide more privacy.

The proposed development is beyond what should be reasonably acceptable for the size and nature of the area. That along with the significant impact on accessibility makes this proposed Development unsuitable for Bayley Grove
