    The existing white commercial building is an example of modernist architecture that is very rare in Epping and surrounding suburbs. The SEE fail to address the history and value of this building, and how a new design can potentially compensate the lost.

    In addition, the demolition of the commercial building will further reduce the very limited commercial space in Epping, which is currently overwhelmed with residential developments. It is understood that commercial developments are not deemed to be feasible due to the lack of commercial activities in Epping at current stage. However from a strategic planning perspective Epping has great potential to be more commercially vibrant due to its large population base and easy public transit. Existing commercial establishments should be preserved for further commercial developments rather than being demolished to give way for more apartments.

    Lastly, it is not appropriate to clear the site while a development application on the site is still ongoing. Given there is risk that the DA may fail or subject to modification, the removal of the 28 trees may not be necessary.

    At a Forum of the Epping Chamber of Commerce on 25/9/2019 in the RSL the Chamber complained to NSW treasurer Perrottet that 50,000 m2 of office space have been destroyed so far as a result of rezoning which was forced onto Councils by the State government. The mixed use was never enforced and ended up as 90% residential. To approve demolitions ahead of DAs is the fast tracking policy of the Greater Sydney Commission - a new artificial planning layer to interfere with and override Council decisions.
    In Q&A I asked the treasurer where the electric power will come from for 100s of residential towers. He answered he is talking to Matt Caravan - which means more coal fired power.This means of course more bush fire emergencies. The NSW government is unable to think through the consequences of their actions.

    I dont want to see any demolition or tree removal on this site while a DA is under consideration. A thoughtful forward-thinking government and council would want to keep this as commercial building with some green space, not develop it to be MORE high density residential towers. That would be putting the interests of current and future residents front and centre.

    It is terrible to have so many residential buildings in Epping, we should have a shopping mall instead!

    We have Langston Towers x 3, Oxford Central x 2 buildings, several high rise residential building on Cambridge Street! We have only 1 supermarket in Epping. Government is not considerable! They don't care if we have enough parks, parking spaces, playground for kids. That area should not be considered to have high rise residential buildings x 3! I strongly disagree about such an approval!
