    This proposal would overshadow and overlook the surrounding dwellings and reduce privacy and views. It is a poor design and out of character with surrounding dwellings. This is the third time the applicant has tried to amend the proposal, each time making the roof and floor level higher.

    The application says it's a single storey ground floor dwelling, but it's really two storey's with a large void underneath that could be converted to rooms at a later date.

    The other issue is that the survey and application indicate that the adjacent laneway is 'common' and that the applicant has 'right of way'. This is a private single laneway and the owners have not given permission for the applicant to use it for construction purposes.

    The applicant also wants to knock down the heritage sandstone wall at the front for off-street parking for two cars. There is no way two cars would fit in this space. A street parking space would be lost to the driveway.
