    Dear Moreland Planners,

Can you please advise why residents haven't been notified of the detrimental change to increase setbacks and remove office space?

Please be reminded Moreland Council originally refused the application and attended VCAT to negotiate a small amount of office space for employment opportunity. Existing residents also attended VCAT to negotiate some modest setbacks.

I object to this proposal and am surprised the VCAT outcome didn't achieve the developer's full desire.

    Regards
    Claire Plummer

Yet another too high too big block of boxes to add to this already overcrowded, overshadowed area adding to the continuance of an ugly high rise slum look

There is a large development at top of Royal Pde alongside terraces which has stayed at a low height and has a bit of style
This is Melb City Council but Moreland continues with its poor design standards/styles which does not help community pride and the rubbish dumping graffiti, frustration and road congestion escalates

I somehow missed the chance to object to aspects of this development in the original phase, so I'm glad of this opportunity.
This proposed development is too high. Eight stories, in the middle of a residential area where there are many original and heritage overlay single storey homes, will be overwhelmingly dominating and overbearing.
Where is the green space that we are increasingly being told is so important to our personal well-being, and also to combat the overheating of our cities and suburbs?

Agree with other comments, that 8 storeys is too high. You've (council) let the cat out of the bag now, and along with Breese Street, this neighbourhood is fast becoming a windy, sunless, wasteland.

One aspect of development you really need to get tough on is the disruption to users of the streets and pathways around them. Limit them in scope and time to minimise disruption.

The current works blocking the Upfield path have gone on way too long. Pedestrians, rail users, and cyclists have not been offered safe, viable alternatives. I've seen children tipped off their bikes due to poorly thought out, uneven, makeshift detours.
