I would be concerned about this application because it will put too much stress on the roads with 95 extra cars at least, and also by clearing more and more natural bushland have a negative effect on wildlife. We moved to Bunya to enjoy the semi rural lifestyle, the trees and bushland, wildlife and peace and quiet. We used to have quite a lot of wallabies, possums and Koalas in our area but now we dont see so many, because they are getting killed on the roads. Not enough thought or provision has been provided for bushland and wildlife conservation in this area. Proper wildlife bridges and safe crossings are needed.
By subdividing more land it brings more people, more cars and turns the area into a medium density residential setting which is what we moved away from. Its seems that these developments keep happening and pretty soon Bunya, Samford and the surrounding areas, will be more suburban than semi rural. I think a cap should be put on developments, to protect the countryside, the wildlife and the value of the area.
