    I have viewed the development application submitted for 160 Caves Beach Road, Caves Beach and whilst I like the overall style of the home, I do have objections with regard to height, bulk of the dwelling and the carport.

    1. The high point of 8.45m for this dwelling is at a position on the land parcel which is intended to be filled, thus making the completed dwelling over 9m high. In comparison, the home on the southern side of this property has a height of approx. 7.5m and 146 Caves Beach Road, a new home completed last year, has a height of 6.6m. The latter fits extremely well into the streetscape and also allows sun on the lower home to the south.

    A vast majority of land parcels on this block of Caves Beach Road have been excavated to accommodate their homes. Taking this approach would lower the overall height and:
    *Offer a gradual height incline from the low of 158 Caves Beach Road to the high of 162 Caves Beach Road which would be visually more appealing
    *Reduce solar loss to Southern neighbours
    *Allow properties to the West to retain some ocean views
    *Reduce driveway gradient
    *Provide more privacy to the pool area

    Furthermore, as the highest part of the dwelling is clad there appears to be no solar or cooling benefits achieved by the 8.45m roof height. This makes the proposal seem unnecessary and unreasonable when considering the impact to neighbours. It could also set a precedent for future knock-down rebuild projects and be detrimental to all properties not fronting Caves Beach Road.

    2. Site coverage in the Statement of Environmental Effects document (Part 3 3.5) shows the building as 30%. Based on the site details provided in the Basix Certificate a land size of 664m2 and roof area of 342m2 equates to 51.5%. Shadow Diagrams and the Site Plan do suggest the home is large for the parcel of land compared to other homes in this part of Caves Beach. This will result in the loss of the green corridor which runs along the backyards of homes fronting Caves Beach Road in this block. The proposed height and setback from the Western boundary mean the rumpus room and covered area will encroach into this leafy corridor and have a visual impact on homes to both the south and north.

    3. Lastly, as the carport has structural significance to the upper level, I object to it being on the northern fence line as it contravenes boundary regulations.

    I am the owner and resident of an adjoining property, have retired and spend a considerable amount of time at home. This building will have a major impact on my property. Thank you for taking the time to read my comments.

    I would like to raise some concerns I have regarding the DA for 160 Caves Beach Rd,Caves Beach.

    1.The proposed height of the building is substantially higher than the surrounding dwellings and as such will have dramatic impact on other properties,both in shadowing and in the restriction of ocean views.
    The high point of 8.45mtr is at a position that will need to be filled and therefore the actual height of the dwelling at this point will be closer to 9.3mtr.
    A recently constructed home at 146 Caves Beach Rd has a height of 6.6mtr, because they excavated their site rather than building it up.By doing this the house blends very nicely into the streetscape and has much less impact on all their neighbours.

    2.The carport on the northern side should not be set right on the boundary as it is not a freestanding structure but a structural part of the main building.
    My home is located to west of this proposed development,and although we do not share a boundary,our ocean views will be impacted significantly.Whilst we always new that a development on this block would impact on our views,I feel that the height of this
    development is excessive and unnecessary.
    Thankyou,and I hope these points are taken into consideration.

    A dwelling of this height will impact the views of 21, 23 and 25 Barellan Street significantly. Huge view losses will undoubtedly cause financial losses as well. Views can be shared by reducing the height by 2-2.5 metres from existing ground level.

    I agree with all the previous comments pertaining to the DA of 160 Caves Beach Road, Caves Beach. I have viewed the application and also think the overall style of the home is lovely, but perhaps the height could be more in line with the other homes in the area. At a proposed finished height of over 9m high this home will impact the ocean views of our house on Barellan Street. While we expect and welcome any reasonable level of development, it would be great if the height blended-in with the exisiting streetscape. One of the advantage of living in Caves Beach is that it still retains its low-key, beach-side appeal - it would be nice to think all Development Applications could keep this in mind when designing new buildings.     I agree in principle with the comments seen to date.
    I feel that it is wrong to allow an imposing dwelling, with particular reference to the height that is out of character with other dwellings in similar locations and in Caves Beach in general.
    Noting that the proposed dwelling is opposite water front reserve, it is not necessary to build high in order to enjoy views.
    While it may be that no-one can actually own a view, it is wrong to so obviously take the view from others, which is what would likely happen in this case.
    I respectfully suggest that LMCC consider an approach, to this project, of tiered height relative to other dwellings that would sensibly allow existing residents to retain as much of the amenity of, and view from, their homes as possible, as well as serving to retain the character of the area.

    I agree with all the previous comments pertaining to the DA of 160 Caves Beach Road, Caves Beach and plead with LMCC to heed these remarks and take these objections on board. For the sake of all residents of Caves Beach I ask that the owners of this block be made to re-submit plans for a house to be built of the same height of the surrounding homes.
